A single-family residence is a permitted use in this zone (Table 4.8-2). RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Staff acknowledge that the removal of the 9 x 12 sq. ft. shed is to take place prior to inspection per the Response Letter dated 11/19/25. If the shed is still in place for inspections, a Neighbor Waiver or DDO will be required as stated in Comment 1 of the 11/18/25 PDSD Site Zoning review, if the shed is within the 6’ perimeter setback: a. Either move the shed out of the 6’ side perimeter setback, OR, b. Obtain a neighbor waiver from the neighbor located at 1624 W. Higgins Ln. The neighbor waiver needs to be attached directly to the site plan; a cut and paste is sufficient. The neighbor waiver should state: “My name is _________and am the owner of property the located at 1624 W Higgins Ln. I have reviewed the site plan and have no objection to the shed structure being located _ feet from the property line as depicted on the site plan. Signature_________ Date_________” c. If you are unable to obtain the neighbor waiver, you will need to submit an application for a Development Design Option (DDO). The comment has been modified for clarity, below: Per the City of Tucson Inclusive Home Design Ordinance -https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/inclusivehomedesignordinance.pdf , all new dwellings have a requirement to provide an “accessible route from public and common areas, including, but not limited to, a driveway or public street or sidewalk.” Draw, dimension and label an access route from the driveway (or apron ), sidewalk, or street to an accessible entrance.
