This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a Response Letter indicating how all Site Zoning comments were addressed.

1. The site plan provided is incomplete. Please visit https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example and add the items necessary for a zoning review. Examples of missing information include, but are not limited to:
a. Owner’s name and address
b. Lot size
c. Legal description of the lot
d. Scale (e.g. 1” = 10’)
e. Zoning of subject lot and abutting properties

2. Label the use of and dimension all existing structures including the unnamed rectangle located on the west side of the property. Include their dimensions from the property lines and other structures. Refer to the instructions in Comment 1. The perimeter setbacks for the R-1 lot, which is a corner lot, are 20’ on the east side (the front), 10’ on the south and north sides, 6’ or 2/3 the height of the exterior wall measured from design grade to the top of the wall, whichever is greater. The proposed location of the storage location would require a variance prior to being permitted because it appears to be located less than 1’ from the property line. To avoid a lengthy variance process, please propose another location for the container outside of the required perimeter setbacks.
