| 10/07/2025 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Bobby Parsons Zoning Section Review PROJECT: TC-FBB-0925-00111 2420 E. Beverly Dr. Tucson, AZ 85719 Tiny House on a chassis w/ wheels (1st Review) TRANSMITTAL DATE: 10/7/2025 This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: Site zoning is unable to conduct a full review with the submitted documents. Please include a site plan in your next submittal which includes the information noted in the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference. Items missing from the site plan include: a. Property lines clearly dimensioned on the site plan b. Setbacks clearly dimensioned on the site plan c. Lot coverage calculations (see sample site plan) d. Legal description (COUNTRY CLUB MANOR W36' LOT 4 & E18' LOT 5 BLK 57) e. Surrounding zoning classification (this property is surrounded by R-1 zoning) f. Rear alley properly drawn, labeled, and dimensioned (Alley is 20’) 2. Comment: The plans provided specifically call out “Tiny house is built on a chassis with double axle. This is not a permanent structure”. Based on this description, this would be considered an RV which is not a permitted use in the R-1 zone. Please clarify if this structure will be ground mounted or will remain on the wheels per the description provided. 3. Additional comments will be forthcoming depending on responses to zoning review comments and plans submitted. If you have any questions about this transmittal, please contact Bobby Parsons at Robert.Parsons@tucsonaz.gov. |
