PROJECT: TC-FBB-0924-00165
1207 E 31st Street Unit 2 Tucson, AZ 85713
Manufactured Home Placement with Electrical (4th Review)

TRANSMITTAL DATE: 4/4/2025

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: It is acknowledged that a Design Development Option (DDO) has been applied for to reduce the minimum required setbacks for both the unpermitted carport and the unpermitted gazebo however the unpermitted living room extension (TC-RES-0325-01403) will need to be included in the DDO as well. Please withdraw the previous DDO and apply for one which includes all 3 unpermitted structures that do not meet the minimum required setbacks. Please see comments left in TC-RES-0325-01403 for the setback requirements related to the unpermitted living room extension.
2. Upon reviewing aerial images, the entire block wall and a portion of the carport appear to have been erected in the Right of Way along S. Santa Rita Avenue. Approval will need to be obtained from the Division of Traffic and Mobility (DTM) prior to zoning approval.
3. Site zoning is unable to approve this permit until DTM approval is obtained and the DDO has been approved.

If you have any questions about this transmittal, please contact Bobby Parsons at Robert.Parsons@tucsonaz.gov.
04/04/2025 Zoning Modifications - DDO REQUIRES RESUBMIT The DDO application cannot be approved for the following reason:

1. During further review of the DDO and permit application, staff found a discrepancy in the submitted plans for this permit and the recent submittal of TC-RES-0325-01403. An additional setback reduction will be required for the patio addition proposed on the south side of the main residence. Additionally, according to the City’s paving plan, the right-of-way along Santa Rita Avenue extends 25’ to the east as measured from the face of the curb to the location of the property line. This means the block wall along the westside of the property and approximately 5’ of the carport is located in the city right-of-way. Formal approval from the Department of Transportation & Mobility will be required prior to staff accepting a new DDO application for this property.

It is recommended the active DDO application be withdrawn while this issue gets addressed. If you have any questions, email Nicholas.Ross@tucsonaz.gov
