This site is located in the MU zone (UDC 4.7.23). A Mobile Home Park is a permitted use in this zone (Table 4.8-7). 1. This comment was not addressed correctly. Zoning acknowledges that this comment may not have been clear as I mentioned using a “mobile home plot plans “. It appears that you were provided the requirements for a residential plot plan which would not work for a park model. Please contact Robert Parsons and request a mobile home setup plan example. The following still need to be addressed. a. Clarify if the carport/shed shown to the east of the proposed park model is for this park model or the RV parking to the east. If the carport/shed is for the RV space to the east than the required setback distance is 6’-0”. Clarify and provide a setback dimension from the park model to the carport/shed. b. The 3’ dimension shown from the south end of the park model to the private road does not meet the 5’ minimum. As this is a mobile home park and there are no internal property lines remove the property lines form the plan and show adjacent structures and access lanes and provide the required distances between structures on the plan. Minimum distance between structures is 6’-0” and to the access lanes is 5’-0”. Zoning recommends that you use one of the mobile home plot plans available from PDSD.
