Sheet A3.0: Please amend plans sheets to indicate the methos of providing under-floor ventilation. IRC R408.1 6. Sheet A3.0 Detail 2/3: Please amend plans sheets to indicate one layer of No. 15 asphalt felt, free from holes and breaks, complying with ASTM D226 for Type 1 felt or other approved water-resistive barrier shall be applied over studs or sheathing of all exterior walls. No.15 asphalt felt shall be applied horizontally, with the upper layer lapped over the lower layer not less than 2 inches (51 mm). Where joints occur, felt shall be lapped not less than 6 inches (152 mm). Other approved materials shall be installed in accordance with the water-resistive barrier manufacturer’s installation instructions. The No. 15 asphalt felt or other approved water-resistive barrier material shall be continuous to the top of walls and terminated at penetrations and building appendages in a manner to meet the requirements of the exterior wall envelope as described in Section R703.1. R703.2 7. Sheet S0.0: Please provide structural sheets S0.0, S1.0, and S4.0 signed by the Engineer of. IRC 106.1.1 8. Sheet E0.0: Please amend plans to provide electrical load calculations for the existing 200A main panel to ensure it is sufficiently sized for both electrical loads. E3602.2 9. | 07/12/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-FBB-0624-00125 350 S COLUMBUS BL. – R-1 Converted container into storage (1st Review) TRANSMITTAL DATE: July 12, 2024 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. The lot coverage calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, and provide a correct lot coverage calculation. Lot coverage does not include porches, open on at least one side and pools. 2. Per the San Clemente final plat found at; https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=07019, there is a 5’ utility easement that runs along the west property line. Show this easement along with the recordation information on the plot plan. 3. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the wall meets the eave of the roof. Provide height dimensions from design grade to the top of the container. If this dimension is greater than 9’-0” the required setback to the north property line is greater than 6’-0” and at a minimum a neighbors setback waiver will be required. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________.
