This site is located in the MH-1 zone (UDC 4.7.10). A single-family residence is a permitted use in this zone (Table 4.8-2). 1. This comment was not addressed. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage. Lot coverage include any area were vehicles drive or park on site. 2. This comment was not addressed. Clearly show the easement on the plot plan and label the recordation information. Demonstrate legal access to this site. As there are no public or private streets in this area an easement is required to provide access to this site. Show the easement on the plan along with the recordation information. 3. This comment was not addressed. Provide the legal description, “S2 E2 E2 NE4 NW4 5 AC SEC 31-15-16”, on the plot plan.
