This letter reflects comments to be addressed. For facilitating a shorter review time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. Provide a response letter addressing each comment with location of change on the plans. Submit the separate response letter and plan set files. Site Engineering Review Comments: 1. This property located at 2424 S COTTONWOOD LN Unit: UNIT 74 is located entirely within a FEMA AE floodplain associated with the West Branch of the Santa Cruz River Wash that runs S to N towards the West of this subject property. As this is a residential building permit for a new manufactured home located within a designated flood hazard/floodplain, it will require the submission of a separate floodplain use (FPU) permit application with elevation certificate process. The floodplain use (FPU) permit is an entirely separate permit that can be submitted within the sub-records of this residential permit through TDC Online. a. Based on the available FIS and FIRM data available – the Base flood elevation (BFE) for the Unit 74 comes up to 2385.45 FT NAVD88. In compliance with the City of Tucson Floodplain standards and regulations – it is required that habitable structures be elevated 1-foot above the base flood elevation. This would require a finished floor elevation (FFE) of 2386.45 FT NAVD88. b. For submission of the FPU permit and resubmission of this permit, ensure to denote the required FFE provided onto the submitted site plan. 2. Site Engineering will be unable to approve permit TC-FBB-0526-00056 until the associated FPU permit is approved. It is recommended that the FPU permit process be started and achieve approval and issuance prior to the resubmission of this permit to ensure no project delays and review overlap.
