Site engineering comments are as follows:

1. This project lies within a recognized floodplain and requires a Floodplain Use Permit (FUP) with an elevation certificate. The base flood elevation (BFE) is 2379.8 ft NAVD88. This makes the Regulatory Flood Elevation 2380.8 ft NAVD88. The lowest structural member of the factory-built building shall be set at or above the regulatory flood elevation. Show the RFE on the site plan of the submittal.
2. The FUP must be approved and issued prior to engineering’s approval of this permit, and prior to issuance of the preliminary elevation certificate.

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the MH-1 zone (UDC 4.7.10). A Mobile Home park is a permitted use in this zone (Table 4.8-2).

1. The minimum distance from the proposed manufactured home to the access lane to the north is 5’-0”, proposed distance is 2’.

2. Provide an aerial photograph or overall site plan of the entire mobile/manufactured home park that clearly shows where this unit is located on site.
