Add shipping container to site (1st Review)

TRANSMITTAL DATE: May 21, 2025

Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments.

This site is located in the RX-2 zone (UDC 4.7.7). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-1).

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to:
a. The plot plan shall be drawn at an engineering scale, i.e. 1”=10’, 1” = 20’.
b. Provide the zoning of all adjacent parcels on the plot plan.
c. Provide the property line dimensions on the plot plan.
d. Show all existing utility lines on the plot plan
e. Provide perimeter yard setback dimensions to applicable property lines.

2. Based on aerial photos there is a shade sail that shows up sometime after 2018 and a carport that shows up sometime after 2020. Zoning was not able to find approved permit or compliance review documents for these structures. Show these structures on the plot plan and either 1) provide approved documents, 2) include them in this permit or 3) show them to be removed from the site. It appears that the carport may be larger than 200 sq. ft and will require full building plans. The shade shall only requires compliance review.
