A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments have been addressed. 1. Staff find no permit records for the 10 x 10 shed shown near the west lot line NW of the residence. Without a zoning review of the shed, approval of the container will not be provided. The side perimeter setback requirement is 6’ in the R-1 zone. If the shed is within 5’ of this setback, please submit a Neighbor Waiver. If no Neighbor Waiver can be obtained, follow the directions in Comment 2, below. Here is a Neighbor Waiver example: My Name is __________________ and I am the property owner of the property located at 7649 E 31st St. I have reviewed the site plan and have no objection to the structure being located or constructed _ft. from the property line as shown on the site plan. Signature: ______________________Date:__________________________ Please revisit and submit your site plan with a Neighbor Waiver and show the distance between the shed and the west lot line. 2. If a Neighbor Waiver is not able to be provided, a Design Development Option (DDO) is required per Unified Development Code (UDC) 3.11.1-B. Please submit a DDO application under the Zoning Modification sub-record that has been created. This project lies within a City of Tucson Estimate Flood Hazard Zone as well as a notable FEMA A Zone with a TSMS node that is mapped with a recorded flow of 974 cfs for a 100-year storm event. 2. For the container, flood venting will be required according to Tucson Code PART II Chapter 26, Section 26-11.2.(8). For resubmission of the building permit and submission for the flood plain use permit, have the flood vents delineated on the construction plans along with a detail showing the dimensions of the vents as well as height of vents above grade. 3. A minimum of two openings will be required for the container. The vents will have a total net area of not less than one square inch for every square foot of enclosed area. Openings may be equipped with screens, louvers, valves, or other coverings or devices if they permit the automatic entry and exit of floodwater. 4. It will be required that the storage container be affixed to the ground. 5. This will require a Floodplain use permit. There is a required 31-FT setback from the top of bank for the container, revise plans accordingly. Drainage Manual chapter 7. 7. For plan submission, it is required to indicate the setback provided.
