1. STATE OF ARIZONA
a. The State of Arizona regulates & inspects FBB (Factory/Manufactured Built Structures).
b. Please ensure that an Installation Plan Review approval is obtained from the state.
c. The state also requires verification the year the structure was manufactured.
i. This is to make sure rehabilitation of the structure is not required.
d. In order to varify this, please submit the Title of the Manufactured Structure.
i. If this is a new Manufactured Structure, please submit the bill of sale.
2. SITE PLAN
a. Please enter the distance between all the property lines and the structure.
b. Please ensure the setback requirements are met.
c. Please locate the electrical line, water line, sewer line, gas line & any utilities that are to be utilized by this structure. Please locate/label the electrical pedestal.
3. ACCESSIBILITY
a. Please comply to the ICC A117.1 for accessibility.
b. Show the accessible route from the handicap parking stall to the front door.
c. Please submit a floor plan that shows the accessible restroom.

2. Provide an electrical riser diagram, NEC 230.9. Notate the grounding and bonding method, NEC 250.20(B), 250.24, 250.30(A)(4). Metallic gas lines must be bonded and not be used as the primary grounding method, NEC 250.50, 250.52(B)(1).
a. Show each meter and address/unit associated with each meter.
b. Show bus bar rating and AIC ratings.
3. Remove the ‘PRELIMINARY’ note from the plans.

On the Site Plan, please locate/label the sewer line route, HCS location and the pipe material/depth/tracer wire/diameter size of the sewer line connected to the HCS. section 107.2.1, IBC Applicant to verify/confirm: Availability of sewer capacity with Pima County Wastewater based on the projected waste volume for this project. Ensure to submit the Sewer Receipt upon payment of the wastewater user fee to Pima County Wastewater.
b. On the Site Plan, please locate/label the water line route and burial depth and pipe size and pipe material/whether a tracer is being used, location of the Water Meter and indicate the meter size. section 107.2.1, IBC
c. Should other utilities are used such as Gas, please locate/label the gas line route and pipe size and burial depth and effective pipe length/total BTU demand and type of pipe used and whether a tracer is being used, the gas meter location and the size of the meter. section 107.2.1, IBC

1. The addition of new lighting fixtures requires compliance with the City of Tucson Outdoor Lighting Code. Show all new lighting fixtures being added as part of the manufactured home.
2. Additional comments below will be required if new unshielded lighting is being added. Show the any new lighting fixtures being added as full-cutoff and under an overhang, or address all comments blow.
3. Provide an outdoor site lighting plan that meets the requirements of OLC 104.2. Show/locate the different light sources on your site plan, both new and existing. Number the light fixtures on your lighting fixture table and use the same number on your site plan.
4. List the Lighting Area per OLC (typically E3) chapter 3 and used in Table 401.1. Specify the compliance option from Table 401.1 that is being used. Total outdoor light output shall not exceed the lumen limits listed in Table 401.1.
5. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 104.2.1, 401.2. Include all exterior fixtures on the property in the calculations. List shielded and unshielded lights in the calculation.
6. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4.
7. Show lamps with a maximum of 3500K color temperature, OLC 402.1.
8. Provide the manufacturer’s specification sheets for the outdoor lighting fixtures. Include the lumen and color temperature values for each outdoor fixture type.
9. Indicate whether or not a special inspection is required per sec. 104.2.2, and 106.2.

Comment: Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the minimum requirements is required to be submitted and approved. The DP is a separate submittal from the building plans. The checklist can be found at:
