Additionally, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please note the submittal was incomplete and the plan review was conducted using the information presented. The subsequent review could generate more comments after original comments have been addressed. 1. Please clearly indicate the intended use of each container and specify the type of container proposed. Per IBC Section 107.2.1, construction documents must provide sufficient detail to describe the scope of work. Clearly indicate on the plans No Utilities, if this is the case. If the containers are factory-built buildings, approval of the building and its installation falls under the jurisdiction of the State of Arizona. If the containers are repurposed shipping containers, jurisdiction is under the City of Tucson. 2. For shipping containers - Please provide a foundation and anchoring system design, with calculations and construction drawings prepared and sealed by an Arizona Registrant that adequately show the scope of work and compliance with the adopted building codes. Reference: Section 107.1, IBC 2018 and Arizona Revised Statutes 32-125, Board of Technical Registration Rules R4-30-304. 3. If Factory Built Building - Submit plans stamped as approved by the State of Arizona Department of Housing. 4. Please provide a dimensioned site plan following the guidance in the below link. Additionally, if the use is other than storage, or if any utilities are installed, please prepare plans in accordance with the City of Tucson Commercial Submittal Requirements. The proposed shipping container to the existing commercial/Multifamily site will require the submission of a Development Package Site plan UDC 7.4.3.E as this constitutes as site work. In accordance with Unified Development Code (UDC) Article 3.3.3.G.2.c, a site plan (Development Package Permit) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved. The DP is a separate submittal from the building plans. Comment: Site Zoning has reviewed the building plans for compliance with the associated Development Package (DP) TD-DEV-0326-00055. While it appears the building plans match the DP, Site zoning cannot approve this permit until the DP is approved by all review agencies. 2. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.
