UNIT C14 – MH-1 Mobile Home Setup (1st Review) TRANSMITTAL DATE: February 7, 2024 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the MH-1 zone (UDC 4.7.8). A mobile Home Park is a permitted use in this zone (Table 4.8-2). 1. Provide a mobile home setup plan as provided by PDSD. Contact Nicholas Martell at Nicholas.Martell@tucsonaz.gov, or Loran Shamis at Loran.Shamis@tucsonaz.gov, for a copy of the required plan. 2. On the provided Homesite Survey the orientation, north south, is not clear. 3. It is not clear where the access lane is. If south is to the bottom of the page the minimum setback from the unit with the hitch removed is 5’-0 to the travel lane. 4. Based on current aerial photos there is what appears to be an awning attached to the unit to the east. Clearly show this awning on the plan and provide a setback to the awning from the proposed mobile home. Minimum setback is 6’-0”. 5. Once the mobile home setup plan is provide with all required information additional comments may be forth coming.
