This site is located in the MH-1 zone (UDC 4.7.10). A single-family residence is a permitted use in this zone (Table 4.8-2).

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. In the 01/21/2026 Site Zoning review, Comment 5 by Zoning staff was incorrect: Instead of “all setbacks are 5’ , a minimum of 6’ separation between structures is needed to meet minimum fire separation requirements. This includes awnings, canopies, balconies, porches, storage rooms, additions, carports, etc. However, a 5’ separation from the manufactured home to the street is required if there is no hitch, and 8’ if the hitch/towing equipment remains attached. Please revise the manufactured home to meet the front setback.

2. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
