This site is located in the R-2 zone (UDC 4.7.9). A Manufactured Home is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage. 2. The property shape does not match the Estrella Heights Subdivision found at: https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=56059. Review this plat and correct the lot shape and provide all dimensions. 3. Review the final plat mentioned in comment 2 and clearly show all easements that are located on the property full dimensioned. 4. Clarify what the dashed line is for shown 15’ from centerline of Placita Estrella. 5. Clearly demonstrate that all requirements of UDC Article 4.9.7.B.6 are met.
