COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-2 zone (UDC 4.7.9). A Manufactured Home is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. This comment was not addressed correctly. The sidewalk is not included in the lot coverage. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage.

2. This comment was not fully addressed. There is a 7’-0” Public Utility Easement along the north side of the street curb that is not shown on the plan. Review the final plat mentioned in comment 2 and clearly show all easements that are located on the property full dimensioned.

3. This comment was not addressed correctly. The 10’-5” dimension to the face of curd is not correct and should be shown as 10’-0”. Review tentative plat S99-059 found at: https://pro.tucsonaz.gov/activity_search/?csrfmiddlewaretoken=uer2XcsQyNtZ7Ijwazt77v7KizWyQ1GDj7PLzgybLPCuuEHzqTtTAT0yPgAgPFnv&activity_number=S99-059, and clearly show the curb along Placita Estrella and provide a dimension from centerline to the face of curb.

4. This comment was not addressed correctly. Clarify why there are two (2) references to the curb, one (1) shown as “10’-5” CURB TO CENTERLINE” and one (1) “7’ CURB”. Neither reference are shown correctly. Provide a dimension from the proposed manufactured home south to the face of curb.

5. This comment was not addressed correctly. The distance from face of curb along Estrella to the east property line is 12’-0”.Review Construction Plan I-822B, sheet 10 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-822B, and show the curb along Estrella and provide the correct dimension from face of curb to the east property line.

6. This comment was not addressed. Clearly demonstrate that all requirements of UDC Article 4.9.7.B.6 are met.

7. Clarify what the “20’ EASEMENT ON THE PLAT” is that is shown on the plan.
