COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. Clarify what is proposed. The description provided on the application states “FBB 1bd 1bth connected to kitchen model” and under “PROJECT DESCRIPTION” on the plan it states “Residential ADU”.

The following comments are based on this plan being permitted as an accessory dwelling unit (ADU). MH-1 zone (UDC 4.7.10). A single-family residence with and ADU is a permitted use in this zone (Table 4.8-2), subject to Use Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3.

1. Per UDC Article 6.6.3.C Detached accessory buildings, including accessory dwelling units, are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. A Board of Adjustment for Variance must be submitted and approved to allow the ADU as shown on the plan. Board of Adjustment application/requirements can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration. 2. Clearly demonstrate that the requirements of UDC Article 6.6.3.B.2, .3, .4 & .5 are met.

The following comments are based on this plan being permitted as 2nd dwelling unit (SFR). MH-1 zone (UDC 4.7.10). Two (2) single-family residences are a permitted use in this zone (Table 4.8-2).

1. Per UDC Article 6.4.5.C.1.a the minimum front street perimeter yard is 20’-0”, proposed front street is 10’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
