If the permit requires the septic tank to be pumped, crushed & filled with sand, compliance shall be confirmed in the field during the inspection. A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. Plan review for the above referenced single-family residence has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. 1. COMMENT: The site plan provided is incomplete. 1) Draw, label, provide heights and dimension every existing and proposed structure on-site to a scalable drawing graphic. Additionally, provide dimensions of any structure as it relates to nearby structures and property lines. Update the primary residence graphic to be representative of reality via Pima County https://www.asr.pima.gov/ParcelData/prc/12007/3630.pdf There is a structure at south and west corner of the site. Confirm if this it is your intent to include this in the demolition permit. If so, draw, label and provide accurate dimensions of the size. Accessory structures are permissible if they are an accessory to an existing principal residence and the intent is for the principal residence to be removed. 2) Label front S Lundy Av on the site plan. 3) Provide missing zoning labels on all four sides of this parcel including this parcel update this parcels zoning to be R-2. The property north and west of you is zoned C-2 and south and east of you is R-2. 4) The site plan scale and drawing graphic do match each other. Update the graphic to match the scale noted or vice versa. 5) The setbacks listed are incorrect. The front yard setback (east property line) is 20’-0”. The south property line is 6’-0” or 2/3 the building height wall running adjacent to the property line, whichever distance is greater. The north and west property lines are 10’-0” or ¾ the building height wall running adjacent to the property line, whichever distance is greater. 2. COMMENT: Property is over 50 years of age. The Pima County Assessor’s effective construction date for your house is 1945. The actual construction date may be earlier. Per UDC 3.12.1, building, portions of buildings, or structures that are 50 years of age or older must be architecturally documented prior to demolition. Documentation will be reviewed and approved by the Historic Preservation Office before a permit is issued.
