Half of the building is considered a contributing historic resource to the Sunshine Mile Historic District, while the other half is considered non-contributing. Additionally, this site is zoned PAD-39 which may have specific requirements that must be met. The project description notes that this is a partial demolition but there is no site plan that shows the extent of the proposed demolition. In addition to a site plan of the whole site showing existing and proposed, we will also need to see elevation(s) of the facades that will remain, as well as information about how care will be taken so that the remaining historic building will not be damaged during the demolition process. Regarding the architectural documentation, the Historic Demolition Package must be combined into a single PDF. The measured floor plan must show interior walls and their dimensions. Provide additional photographs of the east façade to show the whole façade (in the current photo, trees obscure the view of the building). Comments: The following comments are relative to an application for Architectural Documentation prior to demolition of historic buildings (UDC 3.12.1). 1. Comment: Please include a site plan showing the exact building that is being demolished. Only pictures of the site were provided with your submittal. 2. Comment: The Pima County Assessor’s effective construction date for this building is 1963. The actual construction date may be earlier. Per UDC 3.12.1, building, portions of buildings, or structures that are 50 years of age or older must be architecturally documented prior to demolition. Until the Historic review is completed and approved, Zoning cannot approve this demolition permit. 3.
