Please revise the plan to include only the structures located on parcel 120086290 for 213 W Kentucky. Any demo of structures on the adjacent parcel must be filed under a separate permit. This site is located within the R-3 Zone (UDC 4.7.12). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a Response Letter indicating how all Site Zoning comments were addressed.

1. Property is over 50 years of age. The Pima County Assessor’s effective construction date for the residence alone is 1947 or 1948. Per UDC 3.12.1.A., these regulations apply when an application for a demolition permit involves the complete or partial demolition of a building that is partially or in its entirety 50 or more years old. Documentation will be reviewed and approved by the Historic Preservation Office before a permit is issued. Please submit the completed documentation under the permit number via your TDC online account. Until the Historic review is completed and approved, Zoning cannot approve this demolition permit.
