COMMENTS:
1. PERMIT TC-DMO-0226-00038 is a DMO demolition permit ONLY.
a. This demolition only permit was already approved.
b. This demolition only permit has already been paid and issued as a building permit.
c. Since this permit is a DMO demolition only permit, renovation of the space cannot be processed within this demolition only permit.
2. SEPARATE BUILDING PERMIT for the Renovation of the space.
a. Please submit a separate building permit for the renovation of the space.
b. Apply for a Commercial Alteration permit for this new work.
c. On the new separate building permit, please submit a complete set of drawings to include:
i. Site Plan
ii. All drawings to be sealed/signed/dated by:
1. Architect
2. Mechanical Engineer
3. Plumbing Engineer
4. Electrical Engineer
5. Structural Engineer
iii. Since there is already an existing demolition permit, please remove the Demo Plan.
iv. Sheet A-3.0 Roof Plan
1. The actual plan drawing is label “Floor Plan”, please correct this.
2. Wall details shows it terminating below the trusses.
a. However, the notes on Sheet A-1.0 indicates the walls to be terminating to the underside of the roof deck.
b. Please correct the wall details to show it terminating to the underside of the roof deck.
v. MECHANICAL
1. Demolition indicates all rooftop equipment being removed.
2. New EV coolers being installed.
3. New Mini-Split being installed.
4. Submit Mechanical Drawings to illustrate all of the above.
5. Submit detail drawings of the roof curbs accepting the mechanical units.
6. How are the restrooms to be ventilated and exhausted.
vi. PLUMBING
1. Demolition indicates removal of all existing plumbing fixtures.
2. Submit Plumbing Drawings that provides all plumbing information and their installation.
3. Drinking Fountain shall be required per IBC Table 2902.1. Please locate/label this on your Floor Plan.
4. Service sink shall be required per IBC Table 2902.1. Please locate/label this on your Floor Plan.
vii. STRUCTURAL
1. Demolition indicates all roof joist, roof plywood to be remoced.
2. Provide structural drawings illustrating the replacements
3. Provide structural calculations confirming the roof joists, required trusses as shown on your drawings.
viii. CODE ANALYSIS
1. A new Certificate of Occupancy will be required in order for the space to open.
2. Please provide the code analysis in order to complete the certificate information.
3. Show the occupant load calculation.
4. Show the exit width required calculation.
5. Show the minimum plumbing fixture required calculation.
6. Show the maximum egress travel distance allowed
7. Since this is a warehouse with an office, provide a description as to what this space is to be used for.
8. The existing masonry wall to remain shows two openings.
a. Is this space connected to another space.
b. If so, this demising wall requires at least a 1 hour fire rating.
c. Provide detail drawing illustrating how the doors will meet this required fire rating.
d. Is this adjacent space owned by the same entity/business?
3. Please submit for a new permit for this renovation.
