This building site is located within the C-2 zone. A single-family residential unit is a permitted use in this zone. (UDC Table 4.8-4)

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Property is over 50 years of age. The Pima County Assessor’s effective construction date for the single-family residence is 1947. Per UDC 3.12.1.A., when an application for a demolition permit involves the complete or partial demolition of a building that is partially or in its entirely 50 years or more old, an application to the Historic Preservation Office must be approved prior to the demolition permit being approved by Site Zoning. Please refer to the 2/13/2026 comments provided by Historic which requested a Pima County Assessor’s Property Record Card and current color photos of all four elevations. Information for the property card may be accessed at https://www.asr.pima.gov/Home/ParcelSearch and enter the address or the parcel number and search. On the following page, use the ‘Images’ tab.

2. The site plan submitted includes a commercial project that is not included in this demolition permit. Please label the all commercial- related proposal blocks as “To Be Reviewed Through Separate Commercial Permit or something similar so the focus is only on the demolition.

3. Label E 22nd St. on the site plan.
