Cassidy, Planner Planning & Development Services Department – Current Zoning Review Section PROJECT: TC-DMO-0126-00013 – Residential Building – Scope 1106 W HURON ST TUCSON, AZ 85745 (R-2 Zoning) Demolition Site Plan Review – 1st Review TRANSMITTAL DATE: January 26, 2026 This site is in the R-2 Residence Zone (UDC 4.7.9). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. Plan review for the above referenced single-family residence has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. 1. COMMENT: Property is over 50 years of age. The Pima County Assessor’s effective construction date for your house is 1942. The actual construction date may be earlier. Per UDC 3.12.1.A., these regulations apply when an application for a demolition permit involves the complete or partial demolition of a building that is partially or in its entirety 50 or more years old Documentation will be reviewed and approved by the Historic Preservation Office before a permit is issued. Minor historic demolition documentation is required. Until the Historic review is completed and approved, Zoning cannot approve this demolition permit. COMMENT: Zoning recorded a number closer to 907 square feet for the total demolition of the existing residence (as opposed to the 862 number provided). Upon successful verification that the utilities have been secured, the inspector shall record a partial approval and enter a note requesting the applicant recall the inspection item once the structure is demolished & the site cleaned up. Upon successful verification that the structure has been removed, that the utilities remain secured & that the site is left in a safe & clean condition, the inspection items may be approved and the permit closed. |
