Should the above not followed, it may delay your approval. COMMENTS: You submitted a proposed floor plan along with this set of drawings. Did you apply for the wrong permit (you may have to apply for the correct permit)? If you are applying for a tenant improvement, please see the following comments. 1. A new certificate of occupancy will be issued. Provide a complete code analysis. Please provide the following: a. Occupant load calculation b. Occupancy Classification and Use c. Type of Construction d. Is fire sprinkler present e. If applicable, is fire alarm present f. Provide the required minimum plumbing fixtures calculation g. Depending on the occupant load a water fountain may be required (locate/label on your floor plan), water coolers can be substituted for drinking fountains per IBC 2902.1 and IPC 410.1 2. Restroom to comply to ICC A117.1 NOTE: fixture such as the sink cannot encroach into the required clear floor area around the water closet. At water closet, show the 60" W x 56" D clearance area on the floor per ANSI A117 Figure 604.3 Ensure no other fixtures are within this area. 3. A clear floor space complying with Section 305.3, positioned for forward approach, shall be provided at the lavatory. Lavatory shall be maximum 34 inches above floor to the higher of the rim or counter surface, faucets and soap dispenser shall have a reach depth of 11 inches per ANSI 606.5 Water supply and drain pipes under lavatories shall be insulated to protect against contact per ANSI 606.6 complying to clearances shown on Figure 606.3 ICC A117.1 Please provide drawings illustrating the above requirements. 4. Ensure that the facility is accessible complying to the ICC/ANSI A117.1 for both Employees and Customers. Provide drawings that illustrate the ANSI accessible counter at the Checkout in both height and width requirements per 2009 ANSI A117.1 Figure 904.3(B), work surface shall comply to the required 34 inch high counter surface and 36 inches wide area and the required leg clearance under the work surface per ICC A117.1 Please provide drawings illustrating the above requirements. 5. Accessible door opening shall be a minimum clear opening width of 32 inches. The clear opening width of doorways with swinging doors shall be measured between the face of the door and the stop, with the door open 90 degrees. Where a door opening includes two door leaves without a mullion, one leaf shall provide a minimum clear opening width of 32 inches. IBC 1010.1.1. Indicate these clear door openings on the floor plan at the front door, ramp door, breakroom door, storage door and toilet door. 6. At the front and back door, install sign - This Door To Remain Unlocked When This Space Is Occupied. IBC 1010.1.9.4 7. Please remove the steps at the ramp shown on the floor plan. Provide construction drawings for the wooden ramp along with the guardrail details/drawings. 8. Please provide on your drawing the solution to providing air supply to the new storage room. 9. This means the light switch is being removed and relocated to the new restroom door. The existing Breakroom counter being demolished has electrical that require removal. The new storage room requires new electrical for light and ventilation. The Checkout counter will also need power, communication/phone and data lines. The new product displays and the checkout counter may require light locations. Please submit an MEP professional registered in Arizona set of Electrical drawings that is sealed/signed/dated by the professional. |

New plumbing fixtures are proposed such as a new lavatory in the Toilet room, new water heater and new Mop sink in the Break room. An existing bathtub is being removed, an existing sink in the toilet room is being removed and an existing sink in the breakroom is being removed. Submit a Sealed/Signed/ Dated by an MEP registrant licensed in Arizona set of Plumbing drawings. |
