Sheet g2.0: Under 2018 IBC code analysis/General - Please amend “Sprinkler System: Per IBC 2018 Section 903 @ Group R-2. None Required. Automatic Sprinkler System Provided” to remove None Required. IBC 107.2.1 3. Sheet ad1.0 keynote 2.12: Please provide the structural design, calculations, and construction drawings for the proposed lintel installation at the new opening in the existing masonry wall adjacent to the exterior stairway doors. All documents shall be signed and sealed by an Arizona-licensed registrant. 2018 IBC Section 107.2.7. A. If applicable, please provide a project specific statement of special inspections for this project, stating requirements for the special inspections and required tests. IBC 107.2.1, IBC 1704, IBC 1705 Additionally, provide the City of Tucson Special Inspection Certificate(s) with Parts A and B completed with the next submittal. Please amend the plans to show that all through-penetrations and membrane penetrations of fire-resistance-rated assemblies are protected with approved firestopping systems. Provide detail drawings on the plans identifying the specific UL-listed (or equivalent) firestopping systems for pipe, conduit, and duct penetrations through rated walls, floors, and ceilings (e.g., putty pads, firestop sealants, collars, or sleeves, as applicable). 2018 IBC Section 714. 7. Please amend the section drawings to show the horizontal fire-rated separations on the drawings. 2018 IBC 420.3 8. Please amend the plans to show the corridor ceiling fire-resistive rating and construction details. 2018 IBC 1020. 9. Sheet a9.3/Detail1: Please amend the plans to provide a weep screed detail showing the weep screed located at or below the foundation plate line at exterior stud walls, in accordance with ASTM C926 and 2018 IBC Section 2512.1.2. Alternatively, an appeal may be submitted to the Building Official for consideration. 10. Sheet Please amend the plans to provide the following accessibility information. A. Sheet a9.3: Please amend the plans to provide blocking details for future grab bar installation. showing the member size and height, spanning stud to stud. Please provide more information for the installer and our inspector’s use. 2018 IBC 1107.6.2.2.1/1107.6.2.2.2 Excerpt from commentary “The housing industry has been concerned that dwelling units equipped with the full range of features to accomplish accessibility will not be marketable to people without disabilities. The Type A requirements are intended to establish a middle ground that will satisfy both needs. Allowances made during the construction process for future conversion for accessibility, such as reinforcement in bathroom walls for future installation of grab bars, will allow a unit to be altered later at a considerably lesser cost. 2009 ICC A117.1 1003.11.1 Grab Bar and Shower Seat Reinforcement B. Sheet a1.5d Please clarify whether Type A units, or Accessible units are being proposed. Type A and Type B units are adaptable for accessibility, while Accessible units are required to be fully (100%) Accessible. Additionally, all dwelling units are required to be Type B units, except for the required Type A or Accessible units. C. Sheet a1.5d: Please amend note 13 to indicate the height of a water closet is measured to the top of the seat as opposed to the water closet rim. 2009 ICC A117.1 1003.11.2.4.5 TYPE B UNITS 11. Please amend the plans to note if cabinetry is being installed under the lavatories 2009 ICC A117.1 1003.11.2.2 Exception: 1. The cabinetry can be removed without removal or replacement of the lavatory; 2. The floor finish extends under the cabinetry; and 3. The walls behind and surrounding the cabinetry are finished. A. Provide dimensioned details and notes showing the dimensions for the following items required in a Type B unit. Please treat as a typical note for Type A or Accessible units where applicable. IBC 107.2.1 B. Please provide details for all thresholds. 2009 ICC A117.1 104.5.2.2 C. Please show section through rear door and patio/balcony in compliance with 2009 ICC A117.1 1004.4.2 Unit 2B and Unit 1B in building D 12. Please provide enlarged drawings with referenced details for both Accessible units to include interior elevation drawings of the kitchens and bathrooms. Provide notes for operable parts 13. Unit 2 B appears to be using an Alternate Roll-in-type Shower Compartment 2009 ICC A117.1 608.2.3 and Unit 1B appears to be using a Standard Roll-In-Type Shower Compartment 2009 ICC A117.1 608.2.2 14. For clarity, please use the figures including the dimensions provided in the 2009 ICC A117.1 for as our inspectors will be using this information while inspecting this project. 15. Please amend drawing to include all the dimensions shown in figures 608.2.3 for the alternate and 608.2.2 for the compartment. As required by 2009 ICC A117.1 608.2.3.1 16. Please amend the plans to provide drawings including the dimensions for each shower seat to be used. 2009 ICC A117.1 610.3.1 for rectangular seat and 610.3.2 for the L-shaped seat. 17. Please provide threshold details 2009 ICC A117.1 608.6 18. Please amend the plans to be in compliance with Chapter 10 and provide mirror height, if installed above vanity per 2009 ICC A117.1 1002.22.2.2 19. Please show Kitchens in compliance with 2009 ICC A117.1 1002.12 For example, Accessible kitchens with cooktop or range must be constructed Accessible in accordance with Section 804. It appears a front approach and an Accessible work surface are not indicated in the plans. 20. Please amend the plans to show the Accessible kitchen in compliance with Chapter 8 21. This project will require three separate permits, one for each building: this permit and two additional permits. This permit may serve as the Master Permit, with the other two permits utilizing the same construction documents. The individual permits shall be distinguished by their respective building addresses.
