COMMENTS:
1. FIRE DAMAGE ASSESSMENT
a. Please provide the fire damage assessment that was done by a State of Arizona licensed registrant preferably a Structural Engineer.
b. Please ensure that the submitted drawings correspond to the assessment list. Please make the necessary drawing corrections to comply to this request.
2. Sheet T1.0 PROJECT SCOPE
a. Thank you for providing the required insulation R38 for the ceiling/roof on Sheet A1.0.
b. However, the insulation for the exterior walls is not provided. Please correct this condition.
c. “Replace gyp on partition walls.” – Please identify on the floor plan where metal studs were damaged and requires replacement. The damage assessment should be able to shine a light into this item.
d. “Repair roofing system in the area of damage.” – Please locate/label on the framing/roof plan the fire damage and indicate the repair being proposed.
e. The Framing Plan shows GLB are being replaced. Please add this item under the Structural category.1 (1741 N 6TH AV TUCSON, AZ 85705)
3. UTILITY ROOM
a. This is a new utility room with new water heater and new mop sink.
b. Please identify/label these as New Utility and New Water Heater and New Mop Sink.
c. Please submit Plumbing drawings and show the route of the water lines, drain line to daylight, and waste line.
d. Water heater shall be on an 18 inch stand and provide a pan. Provide drawings for these.
4. DRINKING FOUNTAIN is provided as POU. Locate/label the fountain on the plan. Show the water lines and waste line on the Plumbing Drawing.
a. WATER DISPENSER - Where the Building and Plumbing Codes require a drinking fountain, the City of Tucson will accept point of use water dispenser in lieu of the classically recognized drinking fountain.
b. a. The water dispenser must be listed and labeled in accordance with the Code.
c. b. The water dispenser must be connected to a permanent supply of potable water.
d. c. The water supply must be indicated on the plans and installed per code.
e. d. A clear floor space shall be provided for the cooler in compliance with chapter 6 of ICC A117.1.
f. e. A permanently mounted disposable cup dispenser shall be installed adjacent to the cooler with the dispensing end between 34" and 48" above finish floor and show the clear floor space complying to chapter 3 ICC A117.1 section 602.4.
g. NOTE: waste line shall also be necessary to be connected to this drinking fountain

1. Provide Fault Current Analysis and show new equipment AIC rating sufficient to withstand the calculated Fault Current. Provide Available Fault Current calculations from TEP transformers to all new equipment, 2023 NEC 110.24.
2. Show new Panel’s and other new equipment with AIC ratings greater than or equal to the Available Fault Currents calculated, 2023 NEC 110.10.
3. Provide complete compliance with the 2018 IECC for the interior lighting, including sensors and lighting controls as required. (typically COMcheck.).
05/05/2026 Commercial Mechanical Standard REQUIRES RESUBMIT 1. Provide construction documents that are complete and clearly indicate the extent of the proposed mechanical work as noted on the project scope on sheet T1.0. Reference: Section 107.2.1, IBC 2018.
2. Replacement of commercial AC units constitutes new work so the submittal will require a heating/cooling load calculation to justify the capacities of the units being installed (Section C403.3.1, IECC 2018). The units themselves will also have to comply with Sections C403.2.2, C403.3.2, C403.4 and C403.5, IECC 2018 for efficiency, controls, and economizers. While ventilation calculations are not required, a test and balance report is required to verify that the total supply airflow and the outside airflow are at least equal to that which the previous AC unit provided. Reference: Section C503.3, IECC 2018.
