Should you have any questions about these Commercial Building comments, I can be reached at Justin.Eder@tucsonaz.gov or 520-837-4976. COMMENTS: 1. TYPE B UNIT(S) on Sheets A2.10 and A2.11 a. Type B units, Group R-2 Occupancy. Where there are four or more dwelling units or sleeping units intended to be occupied as a residence in a single structure, every dwelling unit and sleeping unit intended to be occupied as a residence shall be a Type B unit. IBC 1108.6.2 b. It looks like you comply to the majority of Type B Unit requirements. Just in case, please do look into the following items (make the necessary correction as required). Ensure to identify units 1, 2, 3, 7, 8, 9, and 10 as Type B accessible units on the Overall Floor Plans. (NOTE: These units are being renovated resulting from a fire which means, all these units shall have to comply to the Type B Unit requirements.) i. Identify and illustrate the accessible route in every units. ii. ICC A117.1 sec 1104.3.1 At least one accessible route shall connect all spaces and elements that are a part of the unit. Accessible routes shall coincide with or be located in the same area as a general circulation path. A117.1 sec 403.5.1 The clear width of an interior accessible route shall be 36 inches minimum. The clear width of an exterior accessible route shall be 48 inches minimum. iii. ICC A117.1 sec 1104.5.2.1 Doorways shall have a clear opening of 31 3/4 inches minimum. Clear opening of swinging doors shall be measured between the face of the door and stop, with the door open 90 degrees. iv. ICC A117.1 sec 303.1 Vertical Changes in level of 1/4 inch maximum in height shall be permitted to be vertical. Changes in level greater than 1/4 inch in height and not more than 1/2 inch maximum in height shall be beveled with a slope not steeper than 1:2. v. ICC A117.1 sec 1104.1.1. Clear floor spaces shall be 48 inches minimum in length and 30 inches minimum in width. Figure 1104.1.1 vi. ICC A117.1 sec 306.1 Where space beneath an element is included such as lavatories, toe clearance shall be as illustrated in Figure 306.2(A) and knee clearance shall be as illustrated in Figure 303.3(A). vii. ICC A117.1 sec 1104.11.3.1.2.2.1 Clearance around the water closet shall be 48 inches in width, measured perpendicular from the side of the clearance that is 16 inches min and 18 inches max from the water closet centerline. 1104.11.3.1.2.2.2 Clearance around the water closet shall be 56 inches min in depth, measured perpendicular from the rear wall. Figure 1104.11.3.1.2(B) viii. ICC A117.1 sec 1104.11.3.1.2.2.4 Clearance overlap. A vanity, lavatory or other obstruction 24 inches max in depth, measured perpendicular from the rear wall, shall be permitted to overlap the required water closet clearance, provided the width of the remaining clearance at the water closet is 33 inches min. Figure 1104.11.3.1.2(D) ix. ICC A117.1 sec 1104.11.3.2.1.1 The front of the lavatory height shall be 34 inches max above the floor, measured to the higher of the rim or counter surface. x. ICC A117.1 sec 1104.11.3.1.3.2 Forward approach bathtubs. A clearance 60 inches min in length and 48 inches min in width shall be provided in front of bathtubs with a forward approach. A water closet and a lavatory shall be permitted in the clearance at one end of the bathtub.Figure 1104.11.3.1.3.2 xi. ICC A117.1 sec 1104.11.3.1.3.3 The shower compartment shall have dimensions of 36 inches min in width and 36 inches min in depth. A clearance of 48 inches min in length, measured perpendicular from the control wall, and 30 inches min in depth, measured from the face of the shower compartment. Figure 1104.11.3.1.3.3(A) xii. ICC A117.1 sec 1104.12 Kitchens. Clearance between all opposing base cabinets, countertops, appliances, or walls within kitchen work areas shall be 40 inches min. FIGURE 1104.12.1.1 1. In kitchens with counters, appliances or cabinets on three contiguous sides, clearance between all opposing base cabinets, countertops, appliances, or walls within kitchen work areas shall be 60 inches min. ICC A117.1 sec 1104.11.1 Reinforcement shall be provided for the future installation of grab bars and shower seats at water closets, bathtubs, and shower compartments. 2. SMOKE ALARM a. Smoke alarms shall be installed in Groups R-2, R-3, R-4 and I-1 regardless of occupant load at all of the following locations per IFC 907.2.11.2: i. 1. On the ceiling or wall outside of each separate sleeping area in the immediate vicinity of bedrooms. ii. 2. In each room used for sleeping purposes. iii. 907.2.11.3 Smoke alarms shall be installed not less than 10 feet horizontally from a permanently installed cooking appliance. iv. 907.2.11.4 Smoke alarms shall be installed not less than 3 feet horizontally from the door or opening of a bathroom that contains a bathtub or shower. v. 907.2.11.5 Where more than one smoke alarm is required to be installed within an individual dwelling unit or sleeping unit in Group R or I-1 occupancies, the smoke alarms shall be interconnected in such a manner that the activation of one alarm will activate all of the alarms in the individual unit. vi. 907.2.11.6 Required smoke alarms shall receive their primary power from the building wiring where such wiring is served from a commercial source and shall be equipped with a battery backup. Smoke alarms shall emit a signal when the batteries are low. Wiring shall be permanent and without a disconnecting switch other than as required for overcurrent protection. 3. FIRE ALARM a. Provide an electrical plan that shows the location of the panel, circuits, underground or overhead routes, receptacles, or other modified or new electrical work. 3. Show all wiring methods in detail for all new or modified branch circuit conductors and feeders. Conductor type and conduit size/type. Note wet use requirements. NEC arts;300 and 408.4. 4. Show all GFCI protection (NEC 210.8(B)) in readily accessible location per NEC 210.8. 5. Provide a panel schedule, showing the circuits that are being modified, added or removed or existing. NEC arts;300 and 408.4. Include panel bus rating and A.I.C. rating. IBC 107.1. 6. Designate the circuit number on the electrical plans, that corresponds to the panel schedule, at the location of each existing, new or modified light fixture, receptacle, and equipment disconnect switch, NEC arts;300 and 408.4. IBC 107.1. Each electrical outlet should be labeled by panel and circuit number. Additional comments may be forthcoming with complete electrical plans for the building and site. Number the light fixtures on your lighting fixture table and use the same number on your site plan. 3. List the Lighting Area per OLC (typically E3) chapter 3 and used in Table 401.1. Specify the compliance option from Table 401.1 that is being used. Total outdoor light output shall not exceed the lumen limits listed in Table 401.1. 4. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 104.2.1, 401.2. Include all exterior fixtures on the property in the calculations. List shielded and unshielded lights in the calculation. 5. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4. 6. Show lamps with a maximum of 3500K color temperature, OLC 402.1. 7. Provide the manufacturer’s specification sheets for the outdoor lighting fixtures. Include the lumen and color temperature values for each outdoor fixture type. 8.
