The previous comment referred to a slight correction to the connection of the HWR line to the CW line relative to the expansion tank. If this detail is revised back to the previously submitted configuration, the detail will be acceptable. 2. Please show the water heater pan drain line on the plans. The drain from a pan located under a water heater shall terminate either to an indirect waste receptor or to the exterior of the building. Reference: Sections 504.7.2, IPC 2018. 3. The size of drainage piping shall not be reduced in the direction of flow. The Waste Riser Diagram currently shows the drain line reducing from 3-inch to 2-inch piping before increasing to a 4-inch building sewer. Please revise accordingly. Reference: Section 704.2, IPC 2018. 5. The Roof Plan Sheet (Sheet A3.0) is missing the seal from an Arizona-registered design professional. Reference: Section 107.1, IBC 2024 and Arizona Revised Statutes 32-125, Board of Technical Registration Rules R4-30-304. 6. Please provide roof drainage calculations, including gutter/downspout sizing and gutter slope, based on the 100-year hourly rainfall rate for Tucson, 3” per hour. Reference: Sections 1101.7, 1106, and 1108, IPC 2018. 7. Provide overflow protection for the roof. Reference: Sections 1108, IPC 2018. |

King Ave. Tucson, AZ 85713 New Offices (2nd Review) TRANSMITTAL DATE: 4/30/2026 The site is in the R-1 zone (UDC 4.7.8). Religious Use is an allowed use in this zone (UDC Table 4.8-2). Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: Site Zoning has reviewed the building plans for compliance with the associated Development Package (DP) TD-DEV-1225-00316. While it appears the building plans match the DP, Site zoning cannot approve this permit until the DP is approved by all review agencies. 2. Comment: Ensure the heights and square footage of the proposed new buildings matches what is called out in the associated DP. Per UDC 6.4.4.A, “Building height is the vertical distance measured from design grade elevation to the highest point of a flat roof, to the deck line of a mansard roof, or to the middle (between the eave and ridge) of the highest gable of a pitched or hipped roof”. 3. Comment: Additional comments may be forthcoming based on responses to zoning comments and plans submitted.
