Please locate/label all the scuppers and overflows on the drawings. a. Show/label the downspouts on the drawings. b. NOTE: Water flows from downspout are not allowed to empty onto surfaces such as sidewalks, etc. Please see below. i. City of Tucson UDC (Unified Development Code) TSM (Technical Standard Manual) 7-01.4.1.E E. Sidewalks shall be flood free for all storm discharges of up to and including a ten-year frequency flood event. Drainage flowing across all pedestrian circulation paths shall be conveyed under the path for up and including the ten-year frequency flood events, except at street intersections, pedestrian crossings, and PAAL pedestrian crossings 2. PARAPET a. Provide coping sealing detail drawing at the top of the parapet. 3. BOTTOM OF WALL a. Provide detail drawing at the bottom of the wall. b. Ensure to depict the condition where it approaches earth/soil surface. c. Ensure to depict another condition where it approaches solid surfaces such as concrete sidewalk, etc. 4. VENEER a. Provide detail drawing depicting how the veneer is being attached to the existing walls to include moisture protection layers between existing wall and veneer, etc. b. Provide drawings depicting the veneer being installed at openings such as door and windows. 5. Please resubmit. |

This site located at 1145 E Fort Lowell RD resides within the Navajo Wash Floodplain which carries a FEMA AE designation. it will be required that a flood plain use (FPU) permit be submitted for review and approval for substantial improvement calculations. a. It should be noted that the FPU permit is an entirely separate permit that can be applied and submitted for within the “Sub-Records” tab of this commercial permit within TDC Online. 2. For the FPU permit please submit a cost estimate form that will break down the total cost into separate lines, separating labor, materials/equipment, and warranties/fees associated with the project. Ensure to have company/contractor letterhead on the document for proper documentation. This cost estimate will be used for substantial improvement calculations. The cost estimate should not include any site work related costs such as landscaping, parking area, etc. 3.
