Additionally, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please note the submittal was incomplete and the plan review was conducted using the information presented. If so, provide section drawing with referenced details construction details and include the basis of approval or the fire-resistive rating by one of the following: A. Listing number approved by third-party testing agency (i.e., UL, GA) B. Item number for prescriptive fire-resistive assembly under IBC Table 721.1(2) C. Prescriptive assembly constructed under IBC 722.6. 2. Please include the building areas in the Area calculations in place of lease areas and provide total mezzanine area. IBC 107.2.1 For example, clarify the loft is a mezzane. 3. Please provide the following information to assist with the occupant load and egress requirements. IBC 107.2.3 & IBC Table 1004.5 A. Please provide a complete floor plan for the mezzanine area to include all spaces . IBC 107.2.1 B. Please label all spaces with a name or further description as needed to adequately convey the intended purpose (use) or the multiple uses of the space. IBC 302.1 D. The total number of occupants for the mezzanine is shown. IBC 107.2.3 E. The number of occupants is shown for every room and space. IBC 107.2.3 i. The number of occupants shall be computed at the rate of one occupant per unit of area as prescribed in Table 1004.5. For areas without fixed seating, the occupant load shall be not less than that number determined by dividing the floor area under consideration by the occupant load factor assigned to the function of the space as set forth in Table 1004.5 For example, when dividing 190 SF by 150 OLF=1.26 the occupant load is then 2 F. The occupant load factor and area are shown for every room and space. IBC 1004.5 H. The number of occupants being served by each egress door and stairway is shown. IBC 107.2.3 I. Two paths of egress are provided from spaces and stories that require it. IBC 1006.2.1, 1006.3 4. Please provide electrical drawings with the next submittal as it appears new lighting is proposed. This site is located in the C-3 zone (UDC 4.7.22). A Food Service is a permitted use in this zone (Table 4.8-4). 1. Comment: As the proposed project is an expansion of Gross floor and required number of motor vehicle parking spaces, a development package is required, UDC Article 3.3.3.G.2.c A development package (DP) meeting the requirements of Administrative Manual (AM) 2-06 must be submitted and approved prior to approval of this building plan.
