A Development Package is required for the scope of this project. The content requirements may be found in Administrative Manual Section 2-06. The Development Package is a separate submission and must be approved by all reviewers prior to the approval of this commercial carport permit. The Development Package is required to contain a Site Plan that complies with Administrative Manual Section 2-06.4 thru 2-06.4.9. A basic example of a site plan may be found at: Full Site Plan Example. 2. The minimum clearance from grade to overhang is 98-in per the City’s adopted code for accessible parking dimension requirements. 2017 ICC A117.1 3. Please submit a site plan with both permits. Define the dimensions of the structure on both. Provide the height width, and length. Provide the setbacks from the property lines and from the existing structures. 4. Additional comments may be forthcoming. Please submit revised drawings along with a detailed response letter stating how each resubmittal comment has been addressed. Personal Service is an allowed use in this zone (UDC Table 4.8-4) subject to Use Specific Standards 4.9.4.T.1 and 4.9.13.O. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: Previous comment 1 has still not been addressed: Please refer to the email that was sent to you with additional directions. The proposed carport will require a Development Package which is a separate permit submittal. Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or reconfiguration of an area outside a building. A Development Package (DP) meeting the requirements of Administrative Manual (AM) 2-06 must be submitted and approved prior to approval of this building permit.
