Updates may result in additional comments. 2.Sheet S001 / Design Criteria:The scope of proposed work includes the addition of a mezzanine and interior stairs. Both are being submitted as a deferred design. For coordination with the specialty engineer, please amend the structural general notes to include minimum live load requirements for these occupancies in accordance with the 2018 IBC Table 1607.1. 3.Sheet S001 / Seismic Design Criteria:The structural general notes indicate that this project falls under Seismic Design Category "B". This conflicts with the structural calculation package, Page 5, as well as the minimum seismic criteria of ASCE 7-16. Please correct the general notes to indicate Seismic Design Category "C". 4.General / Pre-Engineered Metal Buildings (for information only):The Engineer of Record has indicated that design of the pre-engineered metal building (PEMB) will be submitted as a deferred submittal. When submitting drawings for the PEMB, the following should be provided: i.All imposed design loads (dead, live equipment, etc.), seismic design data, wind design data; steel material properties and imposed loads on the foundation (both vertical and lateral). ii.Framing plans, cross sections, wall sections, floor and roof details and connections of structural members iii.A letter from the Engineer of Record stating that they have reviewed the PEMB drawings and have verified the foundation designs. Alternatively ,the EOR may stamp each sheet“approved for design concept”or similar indicating compliance with 2018 IBC Section 107.3.4. 5.Sheet S101A / Keynote M / Openings in Existing CMU:Where the scope of work includes partial demolition of existing CMU walls for new windows or doorways, the Engineer of Record must provide a detail for how the new openings are reinforced. Modifications to the existing structure do not fall under the responsibility of the specialty engineer and can not be deferred. 6.Sheet S501 / Details C5 and D6 / Concrete Piers:Details C5 and D6 indicate that masonry jambs shall be supported below grade by concrete piers. Reviewer was unable to find information on concrete pier sizes and reinforcement. Please confirm where this information has been provided. 7.General / Site Structures:Architectural site details on Sheets A104 and A105 refer to the structural drawings for information on site structures (ie. dumpster enclosure, light pole foundations, etc). Please confirm where this information has been provided or update the structural drawings to include the full scope of work. 8.General / Retaining Walls:The civil Site Improvement Plan, Sheet C-05, indicates locations of proposed retaining walls. Please provide a detail showing retaining wall height, thickness and reinforcement. 9.General / Mechanical Loads (for information only):The Mechanical Roof Plan and Mechanical Schedules on Sheets M204 and M601 indicate rooftop mechanical units exceeding 300 lb. Where these occur, their locations must be coordinated with the Prefabricated Metal Building engineer. When the PEMB drawings become available, the roof plan must include the locations and weights of RTU-5 thru RTU-9.
