The proposed new perimeter fence/wall to the existing site will require the submission of a Development Package Site plan UDC 7.4.3.E as this constitutes as site work. In accordance with Unified Development Code (UDC) Article 3.3.3.G.2.c, a site plan (Development Package Permit) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved. The DP is a separate submittal from the building plans. The checklist can be found at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/minor_changes_to_commercial_industrial_sites_.pdf. 2. Site Engineering is unable to review and approve permit TC-COM-1225-02305 until the associated Development Package is reviewed and approved by all reviewers. 3. For formatting requirements for the development package submission, refer to Administrative Manual 2-06.0.0 Sections 3.0 – 4.9 Pre-DP heads up comments: 4. Oracle RD is designated as an Arterial Road, and as required by the access management guidelines, It is required that it be demonstrated how a vehicle who attempts to use the closed/gated off entrance can turn around onsite without having to back up into Oracle RD ROW. This is required for all developments with gates/fences along the Arterial Roadway. 5. The site plan will need to be cleaned up, especially along the West boundary line. The keynotes call-out the red line as both existing as well as new fence, but the blue line is also called as existing fence. a. Its recommended that you add a legend that describes which delineated line represents what, such as property boundary, existing fence, proposed fence, etc/ 6. It will be required that the site plan submitted have more dimensions shown in relation to the PAAL, street frontage, property boundary setbacks, as well as any other site characteristics that may exist near/around said fence. 7. Keynote #13 calls out a 12-ft high CMU wall, it will be required that a separate structural wall permit with structural calculations/drawings be submitted for construction of the wall. Comment: The proposed exterior fencing and new walls will require a Development Package which is a separate permit submittal. Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or reconfiguration of an area outside a building. A Development Package (DP) meeting the requirements of Administrative Manual (AM) 2-06 must be submitted and approved prior to approval of this building permit.
