5. The code analysis identifies the building as Type III-B construction. Per this construction type:

• Exterior bearing walls are required to have a minimum 2-hour fire-resistance rating.
• The submitted plans do not identify a listed 2-hour rated exterior bearing wall assembly for the new walls shown throughout the various project phases.
• Type III-B construction also requires exterior walls to be of noncombustible materials, with an allowance for fire-retardant-treated (FRT) wood framing and sheathing.
• While the plans indicate metal stud framing at exterior walls, the drawings do not specify that the exterior sheathing is FRT, as required.

Additionally, the plumbing plans indicate that the building is protected by an NFPA 13 automatic sprinkler system. If the building is fully sprinklered in accordance with NFPA 13 (not NFPA 13R), the construction type may be reclassified as Type V-B, which would eliminate the requirement for FRT materials and fire-resistance-rated exterior wall assemblies.
Please verify whether the building is equipped with an NFPA 13 system (not NFPA 13R) and revise the construction type and exterior wall design accordingly. [Ref. IBC 2018 Sec. 506.2 601 & 602.3]
6. Please provide listed rated through/membrane penetration firestop assemblies. [Ref. IBC 2018 Sec. 714.4.1.2]
