i. 604.3.3 No other fixtures (lavatory) or obstructions shall be within the required water closet clearance. FIGURE 604.3
ii. Clearance width around a water closet shall be 60 inches minimum in width, measured perpendicular from the sidewall per ICC A117.1 sec 604.3.1
iii. 604.3.2 Clearance depth around the water closet shall be 56 inches minimum in depth, measured perpendicular from the rear wall.

Site Engineering Comments:
1. This property/site is located within the XS100-year FEMA floodplain section of the Naylor wash within the Tucson Arroyo Watershed. Due to the floodplain, it will be required that a flood plain use (FPU) permit be submitted for review and approval for substantial improvement calculations.
2. It should be noted that the FPU permit is an entirely separate permit that can be applied and submitted for within the “Sub-Records” tab of this commercial permit within TDC Online. For the FPU submission, please provide all construction documents related to the scope of work provided similarly as the commercial permit.
3. For the FPU permit please submit a cost estimate form that will break down the total cost into separate lines, separating labor, materials/equipment, and warranties/fees associated with the project. Ensure to have company/contractor letterhead on the document for proper documentation. This cost estimate will be used for substantial improvement calculations. The cost estimate should not include any site work related costs such as landscaping, parking area, etc.
4. It is required that the FPU permit be reviewed and approved prior to Site Engineering approval to permit TC-COM-1225-02291.
