I can be reached at email mark.masek@tucsonaz.gov G1. General: Please update the Narrative Scope of Work. It appears a New Metal Deck with Concrete Cover and New metal stairway is to be installed. G2. General: Will the Barber Shop be the same tenant, sharing the restrooms, drinking fountain and the mop sink with the A-2 occupancy or is the Barber Shop going to be using a different suite number? IBC 107.2.1 If a Separate Tenant a Suite number and a separate permit will be required the Barbershop floor plan showing the restrooms, drinking fountain and the mop sink as well as waiting area, sales/reception counter, furniture plan, and Accessibility (ADA) compliance. IBC 107.2.1 G3. General: Please provide an egress plan showing the complete means of egress system. IBC 107.2.3 to include the following information. Starting from the lower level and continuing all the way to an exit. A. Please show the path of travel and the total exit access travel distance from the lower level through the interior exit access stairways and continuing to the main floor exits. The path of egress travel is not clear on the plans. IBC 107.2.3 B. Please amend the calculations used at each exit door and exit assess stairway to reflect the means of egress factor of .20 inch per occupant for stairways and other egress components(doors) at .15 inch per occupant and show the capacity at each door or stairway as allowed when using an EVACS alarm system. IBC 1005.3.1 & 1005.3.2 for example a 36” door with a 32” clear opening has a capacity of 32” ÷15% equals capacity for 213 occupants. The stairways should be measured at shoulder height 47” ÷ 20% equals capacity for 235 occupants. Treat as a typical note IBC 107.2.3 G4. General: Sheet A7: Please update the plans to show how the stairs are arranged as the architectural plans appear to show the stairways on top of each other and the structural calculation ground floor plans indicate a side-by-side configuration. Please specify how many stories the center stairway serves. The Up arrow looks to be in the same place for the stairway coming up from the lower level as the stairway going up to the upper level. IBC 107.2.1 Are any interior exit access stairways serving more than two stories. Additionally, please show the stairway handrails at all the existing stairways. G5. General: Please provide elevation drawings for both buildings facing the outdoor staircase, to include all openings and opening protectives (fire-resistive ratings), deck and deck cover as the exit discharge is less than 10 feet wide. IBC 1028.4.2 G6. Please provide additional complete sections through the new metal deck and floors with referenced wall assembly sections showing all floor levels and FFE’s similar to the section provided for the outdoor stairway as this shows a complete section. IBC 107.2.1 A. Provide wall assembly drawings with referenced details showing all connections. IBC 107.2.1 G7. General: Please identify the accessible seating areas at the bar counter(s) and provide detail drawings for these spaces. Each bar counter requires accessible seating for 5% of the seating, or at least 1 space to be accessible. IBC 1108.2.9.1 G8. General: Please provide signage as required by IBC 1111.1 & 111.2 Signage as follows. A. Accessible entrances where not all entrances are accessible. B. Inaccessible building entrances. C. Inaccessible public toilets and bathing facilities. D. Elevators that are not serving an accessible route. E. At each separate-sex toilet and bathing room indicating the location of the nearest family/assisted use toilet or bathing room, where provided in accordance with Section 1109.2.1. F. At exits and exit stairways serving a required accessible space, but not providing an approved accessible means of egress, signage shall be provided in accordance with Section 1009.10. G8. General: IEBC 305.7 requires that accessibility be provided to the altered spaces. Where the existing path of travel elements, which entails a primary entrance, a primary path of travel, sanitary facilities serving the area, a drinking fountain, and signs. Accessibility upgrades shall be required in accordance with IEBC.305.7. 1. If the cost of providing or upgrading the items above to be accessible is disproportionate to the cost of construction (exceeds 20% of the cost of construction not including accessibility upgrades), please provide information to verify construction costs. M1. Main Level: The side exit on the main level is showing a landing at +12 elevation. Please provide a ramp or stairs at this location, with required handrails and edge protection, if a ramp is used at this location. M2. Main Level: Please amend the plans to indicate if the new metal deck stairway and the area below the deck are separated by a wall, or is the area below the new metal deck exposed to the weather? If the lower level is exposed to the weather, what type of walking surface is used and how does it drain? If not exposed to the weather, what type of walls are being used? IBC 107.2.1 M3. Main Level: Please provide drawings and referenced details for the new deck drainage system. IBC 107.2.1 M4. Main Level: Please indicate the purpose of the exterior restroom on the South side of the building. IBC 107.2.1 M5. Main Level: An automatic dishwasher does not appear to be included with this design, is this correct? M6. Main Level: The hood does not appear to be over the steam tab in the Kitchen. Please clarify. IC 107.2.1 L1. Lower Level: The occupant load and travel distance for this occupancy requires more than one exit. Please show the common path of travel and the total exit access travel distance on the egress plans continuing to the exit. IBC 107.2.3 Additionally, the path should go around obstructions such as the stairway. L1. Lower Level: Please show the accessible route from the existing elevator exit through the lower level. IBC 1104.2. The landings at a change of direction are required to be a minimum of 60” X 60” at a change of directions. Additionally, the landing shall be a minimum of 5’ in length and be as wide as the widest ramp. IBC 1012.6 The landing exiting the elevator appears to be shorter than 60” in length. Treat as a typical note L2. Lower Level: Ramps with a rise greater than 6 inches shall have handrails on both sides IBC 1012.8 and ramps are required to have edge protection per IBC 1012.10. Lower-Level elevator and mail level side exit if a ramp is used. Treat as a typical note. L3. Lower Level: Please identify the accessible seating areas in the fixed seating area of the lower level. 5% or at least 1 space is required to be accessible. IBC 1108.2.9.1 L4. Lower Level: Sheet A8: Provide design, calculations and construction drawings and details for stage/platform construction showing a Live Load of 100lbs(not reducible) IBC Table 1607.1 L5.
