Sheet A1: Please clarify if the Barber Shop is meant to be a part of this tenant improvement and a part of the C of O. If this is the case, please update the Code review to indicate this as a mixed occupancy requiring a 1-hour separation and identify the mixed occupancy methodology as either, nonseparated, separated, or a stated combination of types. IBC 508.1 as follows. A. Nonseparated occupancies allowable building area, building height, and number of stories is the most restrictive of any of the nonseparated occupancies. IBC 508.3.2 B. The separated occupancy’s equation of summed ratios for each story is shown with the values used and each story does not exceed 1. IBC 508.4.2 C. The separated occupancy’s individual story’s summed ratios are shown added together and together do not exceed 3. IBC 506.2.4 2. Sheet A1: Please amend the Code to indicate the fire alarm is an emergency voice/alarm communication system compliant with 907.5.2.2 3. Please provide an architectural site plan indicating the following information. General A. A north arrow and adjacent street names. IBC 107.2.1 B. The number of stories of each building is shown. IBC 503.1 C. The building height of each building is shown. IBC 503.1 D. The building area of each building is shown. IBC 503.1 Fire Separation Distance (FSD) E. Dimensioned distances between structures and adjacent lot lines. IBC 107.2.6 F. Dimensioned distances between structures and the centerline of directly adjacent public ways. IBC 602.1 G. Dimensioned distances between structures and a shown imaginary line between adjacent buildings on the same lot. IBC 602.1 H. Dimensioned distances between projections and the line used to determine FSD. IBC 705.2 I. The fire-resistance rating of all exterior walls is shown and meets IBC Table 602. IBC 602.1 J. Exterior exit stairways and exterior egress balconies have a measured 10-foot separation distance to other buildings, the building itself, and lot lines. IBC 1021.4, 1027.5 K. Identification of protected wall openings on taller buildings near shorter buildings. IBC 705.8.6 Exit Discharge L. The path(s) of exit discharge is shown to a public way or a safe dispersal area. IBC 107.2.3, 1028.5 M. The path(s) of exit discharge has a slip-resistance surface. IBC 1003.4, ICC Interpretation No 16-08 N. The path(s) of exit discharge gates have only egress door equivalent hardware. IBC 1010.2 O. The path(s) of exit discharge are sufficiently sized. Egress courts are rated. IBC 1028.2, 1028.4 P. Changes in elevation < 12 inches use sloped surfaces along the path of exit discharge. IBC 1003.5 Q. A photometric plan or other method of showing 1 footcandle of normal power illumination at the walking surface along the path(s) of exit discharge, while the building is occupied. IBC 1008.2.1, IBC 1008.2.3 4. Please amend the plans to provide the fire-resistance rating of all walls and elements on each floor’s plan view. IBC 602.1 Amend plans to indicate occupancy classification of adjacent tenants to the sides of the proposed tenant space, where any exist. Clarify method of building analysis used to comply with Chapter 5 for existing separation wall. Where fire-resistance wall separation is required, amend plans to indicate the existing fire-rating of the partition wall or provide new and cross-reference assembly detail. A. An indication of where to find the construction information for the fire-rated assemblies. IBC 703.3 For example, an approved listed assembly or a prescriptive assembly constructed under IBC 722.6. 5. Please amend plans to locate penetrations in walls and floors are identified with a reference where to find information. And provide reference details for penetration firestops with the entire assembly shown on the drawings. IBC 714.1 Means of Egress 6. Please recalculate the occupant load using the net floor area as defined by the IBC- FLOOR AREA, NET. The actual occupied area does not include unoccupied accessory areas such as corridors, stairways, ramps, toilet rooms, mechanical rooms and closets. Further, the area of aisles and aisle accessways are included in net area. IBC 1004.5 ❖ This area is intended to include only the room areas that are used for specific occupancy purposes and does not include circulation areas, such as corridors, ramps or stairways, or service and utility spaces, such as toilet rooms and mechanical and electrical equipment rooms. Net floor area is typically measured between inside faces of walls within a room. Additional IBC Definition, CORRIDOR. An enclosed exit access component that defines and provides a path of egress travel. ❖ Corridors are regulated in the code because they serve as principal elements of travel in many means of egress systems within buildings. Typically, corridors have walls that extend from the floor to the ceiling. They need not extend above the ceiling or have doors in their openings unless a fire-resistance rating is required 7. Please amend the plans to show the following information on the egress/life safety plans. A. The number of occupants being served by each egress door and stairway is shown. IBC 107.2.3 B. Please amend the plans to specify the clear opening/width of each egress door and stairway is shown and is compared to allowable. IBC 1005.3 Please indicate the clear opening width at each side hinged door as measured with the door(s) open at 90 degrees, from the face of the door to the door stop. For example, a 36” door typically has 32” clear opening. C. Please amend the plans to label each of the stairways as exit stairways or exit access stairways. IBC 107.2.3 If the stairway is an exit access stairway, please include the distance traveled through the stairs in the exit access travel distance and end when entering an exit. D. Please amend the plans to indicate the exit access travel distance dimensioned with a clear start and stop point. IBC 1017.2 and show the common path of egress travel dimensioned with a clear start and stop point. IBC 1006.2.1 Please amend the plans to show the following information. | 01/22/2026 | Fire New Construction Standard | REQUIRES RESUBMIT | This appears to be one building that includes Rally Point Apartments. Call out the separation between the spaces to determine if your project is its own fire area. This will determine if the new fire alarm and sprinklers (if not already installed in Rally Point), will need to be extended into that space (the entire building). Fire areas need to comply with Table 707.3.10 IBC 2024. john.vincent@tucsonaz.gov 5203495581 |
