The submitted documents were incomplete and a thorough plan review could not be performed. Please be aware, new comments may arise with the next review. Should the above not followed, it may delay your approval. Additionally, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. COMMENTS: 1. ELECTRICAL PANEL(S) a. At one time there were 4 suite numbers for this space. i. You have 2 electrical panels. ii. Are the 2 electrical panels using one address matching this building permit’s address? iii. -OR- do they have different addresses as reflected by Tucson Electric Power’s account record. 1. NOTE: Should they be using different addresses, the panel not matching the address with this building permit, TEP will not turn on the power on the electrical panel that is not matching the address on this permit. (Electric Clearances) 2. Please correct the above with TEP should this be an issue. 2. REFLECTED CEILING PLAN a. The RCP Key Notes are pointing to blank areas. i. Are the AutoCAD layers turned off? 1. If so, please turn them on. 2. If the layers do not exist, please draw them. a. Acoustical Ceiling tile b. Air diffusers c. Return air d. LED lights e. Exhaust fan f. Fluorescent lights g. Etc. 3. FLOOR PLAN a. Show the overall diagonal dimension of the space. b. Show the distance between exits. i. Confirm that the distance is at least half the overall distance for egress purposes. (Door 7 to door 28.) c. Egress direction of travel. i. Show the direction of egress travel from the furthest point to an exit discharge. Show the distances along the path. ii. At Each Exit discharge show: 1. The calculated required exit width. 2. The provided exit width. 3. The total distance traveled. 4. The number of occupants exiting. d. ***NOTE: Show the electrical power receptacles/outlets on the plan. e. Locate and label the HVAC unit(s) on the plan. f. Locate and label the water meter. i. Submit a copy of the sewer receipt. g. NOTE: Traversing an office on the way to the rear exit (door 28) is a concern. i. Please look into correcting this allowing building code compliance. 4. RESTROOM a. Water Closet, show all the following information on the plan. i. Clearance width around a water closet shall be 60 inches minimum in width, measured perpendicular from the sidewall per ICC A117.1 sec 604.3.1 ii. 604.3.2 Clearance depth around the water closet shall be 56 inches minimum in depth, measured perpendicular from the rear wall. iii. 604.3.3 The clearance overlap around the water closet shall be permitted to overlap the water closet, associated grab bars, paper dispensers, sanitary napkin receptacles, coat hooks, shelves, accessible routes, clear floor space at other fixtures and the turning space. iv. ***NOTE: No other fixtures or obstructions shall be within the required water closet clearance including the lavatory. ICC A117.1 FIGURE 604.3 1. Relocation maybe necessary. b. Lavatory i. Lavatory shall be maximum 34 inches above floor to the higher of the rim or counter surface, faucets and soap dispenser shall have a reach depth of 11 inches per ANSI 606.5 ii. Metered faucets shall remain open for 10 seconds minimum per ANSI 606.4 iii. Water supply and drain pipes under lavatories shall be insulated to protect against contact per ANSI 606.6 5. SERVICE SINK a. Per IBC Table 2902.1, a service sink is required. b. Please locate and label this sink. c. If this does not exist, please propose to install one. 6. BOTTLED WATER a. Per City of Tucson Policy will accept point of use water dispenser in lieu of the classically recognized drinking fountain. i. The water dispenser must be connected to a permanent supply of potable water. ii. A permanently mounted disposable cup dispenser shall be installed adjacent to the cooler with the dispensing end between 34” to 48” above finish floor per ICC A117.1 section 602.4. iii. Please clear and located/label this on your plan. 7. Please confirm whether fire sprinkler and alarm are installed. 8. Please resubmit. Provide heating and cooling load calculations to verify the capacity of the existing units, and include the equipment specifications on the drawing. (IECC 2018, Sections C403.3.1 and C403.2.2) 3. Provide an outdoor air ventilation schedule. Demonstrate that the mechanical system is designed to supply the minimum required outdoor airflow rate in accordance with code. The floor plan does not show a service sink, although it is noted in the plumbing fixture calculations. (IBC 2018, Section 2902) 3. Provide compliant drinking fountains. Drinking fountains must be provided in accordance with the minimum plumbing fixture requirements of the code. Bottled water is not an approved substitute. Revise the plan to show a code-compliant drinking fountain or water dispenser. (IBC 2018, Section 2902) 4. Provide water heater information. The plan does not show a water heater. Include its location and details on the plans. Also, verify that the distance from the hot water source to the hot water termination for the public lavatories complies with the requirements of Section C404.5, IECC 2018 (e.g., 24” for ½” hot water supply piping). |
