01/05/2026 Commercial Building Standard REQUIRES RESUBMIT Please submit your revised documents and provide a letter with a written response letter addressing each of the comments indicating how the Review comments were resolved. Additionally, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please note the submittal was incomplete and the plan review was conducted using the information presented. The subsequent review could generate more comments after original comments have been addressed.
1. Please provide the following means of egress/number of plumbing fixtures calculation information
A. The total number of occupants for the story or floor is shown. IBC 107.2.3
B. The number of occupants is shown for every room and space. IBC 107.2.3
C. The occupant load factor and area are shown for every room and space. IBC 1004.5
D. The occupant load factor used reflects the use/function of the space. IBC 1004.5
For example:
The Studio could have 22 occupants with an occupant load factor of 50 sf per occupant
The Lobby could have 15 occupants with an occupant load factor of 15 sf per occupant.
The Locker area could have 4 occupants with an occupant load factor of 50 sf per occupant
The Private Training area could have 4 occupants with an occupant load factor of 50sf per occupant.
This would result in approximately 45 occupants with only one exit required.
2. Please amend the plans to specify the interior floor finishes and provide the testing agency approval report and number, flame spread and smoke development ratings. IBC 804.1
3. Please amend the Plumbing fixture load table on the plans to reflect the occupancy being used. For example, a B occupancy would require a ratio of 1 water closet for each 25 male and female occupants and 1 lavatory for each 25 male and female 40 occupants IBC Table 2902.1
4. Please amend the plans to update the plumbing fixture calculation to reflect the number of occupants and the number of restrooms matches the requirements of IBC Table 2902.1. IBC 2902.1, IBC Table 2902.1, IPC 403 For example, 45 occupants and a B occupancy would require 2 toilet rooms, one for each sex.
5. Please submit an appeal to the building official with a justification for a reduction in the number of required restrooms if one uni-sex restroom is desired.
