The perimeter wall for 333 W Glenn ST that the repairs are proposed for, appears to show up around 2023. After further research, no building permit or floodplain use permit were found for the original construction. For resubmission, please provide documentation for past construction of the wall. 2. As this site falls within a local regulated floodplain, a floodplain use permit for the work proposed will be required to be submitted and approved prior to Site Engineering approving permit TC-COM-1225-02219. The FPU permit is a separate permit that can be submitted for within the “sub-records” tab of this commercial permit on TDC online. 3. COMMENT: A review of overhead imagery and street view imagery indicates the existing perimeter wall was built in approximately 2023 without a permit. As such, the scope of this permit will need to include the entire existing wall. Please provide a site plan with full parcel dimensions and dimensions for the wall, to include setbacks to adjacent property lines and wall height as measured from design grade. 2. COMMENT: Prior review of this property indicates that wall adjacent to N Balboa Av was partially constructed within public right-of-way without City approval. Approval to repair the existing wall cannot be provided without approval from the Department of Transportation and Mobility's Right-of-Way Section that the wall can remain within the ROW. Reparative construction of the wall cannot be approved without knowledge that the wall will be allowed to remain in its current location rather than be demolished or relocated.
