Provide the construction type of the building in the code data sheet. IBC 602.1 For example VB B. Provide the building’s occupancy classification. IBC 302.1 For example, B-Barber Shop C. Are fire sprinklers provided? Yes or No D. Are fire sprinklers required? Yes or No E. State the design occupant load of this building IBC 1004.1 F. Provide the Total square footage of the occupied space? 2. Please amend the plans to include a list of the year and name of the adopted applicable codes from the adopting ordinance. Please amend the plans to include a sheet index list that includes all the drawing sheets in this permit’s scope. IBC 107.2.1 4. Please amend the plans to provide a dimensioned floor plan with all spaces are labeled with a name or further description as needed to adequately convey the intended use and occupant load factor. IBC 302.1 & IBC 1004.5 Additionally, please show waiting area and sales counter. IBC 107.2.1 5. The existing and the proposed restroom do not appear to be accessible. Per IEBC Section 305.7, accessibility must be provided to the altered spaces. This includes the primary entrance, primary path of travel, sanitary facilities, drinking fountains, and signage. Please amend plans to show compliance with IEBC 305.7. For example, the toilet room does not appear to meet the clearance requirements of ICC A117.1-2009, Section 604.3. A. If the cost of providing or upgrading the items listed above to meet accessibility requirements is disproportionate to the overall cost of construction (i.e., exceeds 20% of the construction cost, excluding accessibility upgrades), please provide documentation to verify construction costs. If this exemption is used, accessibility improvements totaling at least 20% of the construction cost must still be provided. For example, if the project valuation is $40,000, then a minimum of $8,000 should be allocated toward accessibility upgrades. However, only the amount necessary to achieve full compliance is required to be spent. 6. Please amend the plans to show a landing outside the new exterior door at the same elevation on each side of the door. IBC 1010.1.4 & IBC 1010.1.5 for width and length. 7. Please amend the plans to provide a fastening schedule for the wall and roof sheathing, framing members, etc IBC 2304.10.2 Additionally, indicate this information on the wall assembly section details. 8. Please amend the plans to provide a complete wall assembly from footing to the top of the parapet. Include the exterior wall covering the parapet and down to the roof, providing flashing details as necessary. IBC 107.2.1 9. Please amend the plans to show the exterior walls provide the building with a weather-resistant exterior wall envelope. IBC 1402.2 For example, a weather-resistive exterior wall assembly: a water-resistive barrier installed over the building substrate; flashings at penetrations and terminations of the exterior wall finish; and a means of draining moisture that may penetrate behind the finish back to the exterior. 10. Please amend the plans to show foundation, slab, wall and roof connection details between the new and existing construction. IBC 107.2.1 11. Please provide the sealed structural calculations and construction drawings prepared by an Arizona licensed registrant used in the design of this addition with the next submittal. Code reference, 2018 International Building Code (IBC), 2017 National Electrical Code (NEC). Electrical Review: Plans shall include (as necessary for scope of work), but may not be limited to items below: 1. Provide an electrical demo plan for any demo’ed electrical or appliances. 2. Provide electrical load calculations, for the Main Panels, Per NEC 220.40, demonstrating the existing electrical system can support the additional load. 3. Show all wiring methods in detail for all new or modified branch circuit conductors and feeders. Conductor type and conduit size/type. Note wet use requirements. NEC arts;300 and 408.4. 4. Provide a panel schedules, showing the circuits that are being modified, added or removed or existing. NEC arts;300 and 408.4. Include panel bus rating and A.I.C. rating. IBC 107.1. 5. Designate the circuit number on the electrical plans, that corresponds to the panel schedule, at the location of each existing, new or modified light fixture, receptacle, and equipment disconnect switch, NEC arts;300 and 408.4. IBC 107.1. Each electrical outlet should be labeled by panel and circuit number. 6. Show all GFCI protection (NEC 210.8(B)) in readily accessible location per NEC 210.8. Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved. The DP is a separate submittal from the building plans. 2. Site Engineering is unable to review and approve permit TC-COM-1225-02183 until an associated Development Package is reviewed and approved by all reviewers. 3.
