Multifamily (2nd Review)

TRANSMITTAL DATE: ‎June 23, 2025

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in C-2 zone (UDC 4.7.24). Multifamily Use is a permitted use in the zone (UDC Table 4.8-4)

1. Zoning has reviewed the building plans for compliance with Development Package (DP) TD-DEV-1224-00324, and although it appears that the plans match until the DP is approved by all review agencies Zoning cannot approve the building plans.

2. The Parking Requirements shown on sheet T3.0 does not match what is shown on DP TD-DEV-1224-00324. Either ensure that the calculation match or remove the calculation from the building plans.

3. The Parking Units shown on sheet T1.0 shows a total of 388 parking units for the site but the DP shows 391 space provided. Clarify which is correct and ensure that the plans match or remove the calculation from the building plans.

4. The gross floor area listed in the Hud Apartment Tabulation sheet T1.0 for buildings 2-8, 26,655 GFA, does not match what is shown within the footprint of the buildings on the DP. Clariy which is correct and ensure the plans match.

5. The gross floor area listed in the Hud Apartment Tabulation sheet T1.0 for the recreation building, 2,803 GFA, does not match what is shown within the footprint of the building on the DP. Clariy which is correct and ensure the plans match.
