Please let me know why 14,203 is listed in the narrative. 3. Sheet G-002: Please amend plans to identify the accessible entrances with at least 60% of the entrances are accessible. IBC 1105.1 Additionally, provide directional signage for any inaccessible entrances. IBC 111.2 **NEW**This comment has been expanded request an accessible route be shown on the plans to include continuation of Accessible access to the public way. For example, the Accessible exit at the staircase entrance is utilizing a ramp. What is the slope of the ramp and are guards required, are handrails installed on both sides with edge protection? IBC 1012.2, IBC 1012.8, IBC 1012.9 & IBC 1012.10 4. IEBC 305.7 requires that accessibility be provided to the altered spaces. Where the existing path of travel elements, which entails a primary entrance, a primary path of travel, sanitary facilities serving the area, a drinking fountain, and signs. If these items are in full compliance with the current code, provide a statement indicating this on the cover sheet of the drawings. **NEW** The previous statement of full compliance was stricken form this comment letter, as the statement implies the altered space requires no further improvements and is fully Accessible. **NEW** An accessible route shall directly connect the performance area to the assembly seating area where a circulation path directly connects a performance area to an assembly seating area. An accessible route shall be provided from performance areas to ancillary areas or facilities used by performers. IBC 1108.2.1 Performance areas, such as stages, band platforms, choir lofts and similar spaces, must be accessible. If there is a direct route from the seating to the performance area, there must also be an accessible route. For example, if steps are provided from the assembly seating area to the stage within the theater, then an accessible route (e.g., a ramp or platform lift) to the stage must also be provided within the theater. An accessible route must also be provided to any ancillary areas, such as green rooms or practice/warm-up rooms. The intent is that a person with mobility impairments could participate in the event. This could include high-school graduation with students coming from the audience onto the stage to receive their diplomas; participating with the community band; playing in the orchestra for a performance; acting in a production; or giving a speech. Technical production areas for the stage, such as catwalks, are exempted under Section 1103.2.7. Accessibility upgrades shall be required in accordance with IEBC.305.7. 1. If the cost of providing or upgrading the items above to be accessible is disproportionate to the cost of construction (exceeds 20% of the cost of construction not including accessibility upgrades), please provide information to verify construction costs. The total number of required water closets on the first floor is then 7 (2 for men and 5 for women). Only 6 water closets are shown. What am I missing? [Initial comment: The substitution of urinals for a maximum of 67% of the water closets applies only to the water closets designated for men. Based on your calculations, in separate facilities, there would be 7 water closets for women and 5 water closets for men. With 2 water closets and 3 urinals for the men, you still require 7 water closets for the women (one of which can be used for the required family restroom, Section 1109.2.1, IBC 2018). Reference: Section 424.2, IPC 2018.] 2. The Appeal to the Building Official for included with this submittal is not legible. Correct the section detailing what is proposed in literal compliance with the code ( Section 2902.1, IBC 2018 and Section 405..3.2, IPC 2018). |
