February 17, 2025 are acceptable to close all open comments. However, the uploaded drawings "CONS-Sub 2 - Harrison

incorporate the revisions by Grenier Engineering.

laminations are fastened together. Please confirm the design and resubmit.
4. SHEET S1.7 - DETAIL ILLEGIBLE: Due to the plot settings for Sheet S1.7, Detail 50/S1.6 is not legible. Please reprint
this sheet and resubmit for review.
5. SHEET S5.1 - PARAPET DESIGN: The typical roof framing Details 301, 302 & 306 on Sheet S5.1 show the building
parapet as a continuation of the 2x stud wall below. Detail 304 shows the parapet framing being built into the
prefabricated roof truss (designed by others). Please amend these details to state the maximum parapet height that
the walls have been designed for and the maximum parapet height that the truss manufacturer shall design for.

TRANSMITTAL DATE: ‎January 20, 2025

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in C-1 zone (UDC 4.7.20). Multifamily Use is a permitted use in the zone (UDC Table 4.8-4)

1. Zoning has reviewed the building plans for compliance with Development Package (DP) TD-DEV-1224-00324 and although the plans appear to comply, until the DP is approved by all review agencies Zoning cannot approve the building plans.

2. Per Rezoning TP-MOD-0424-000003 condition 6.a the maximum height is 25’ as measured from design grade to the highest peak of the roof. None of the height dimensions provided on the building elevation are from design grade and building D appears to exceed the allowed 25’.
