This site is zoned C-1 (UDC Section 4.7.20). 1. COMMENT: The dimensions for the parcel appear to be incorrect. The east and west property lines along which the fence/wall will run are labeled as 158’ in total. Per the Pima County Assessor Parcel Map for this parcel, the correct dimension is 156’. This map is located at: https://www.asr.pima.gov/ParcelData/Map/Arm/MP05/05058_02.PDF 2. (COMMENT) To ensure the fence/wall does not cross into the right-of-way, please provide the half right-of-way from Bilby Rd centerline. W Bilby Rd in this location is set to expand. Current plans from the Department of Transportation and Mobility available at https://www.tucsonaz.gov/files/sharedassets/public/v/1/government/departments/transportation-and-mobility/dtm/documents/projects/dtm-project-page/bilby-road_12th-ave-to-country-club_60-roll-plot_2024-10-01.pdf (sheet 2) show that part of the current property may be acquired as part of newly expanded right-of-way. Please contact the Department of Transportation and Mobility Right of Way Engineering Section (DTM ROW) to discuss and receive guidance regarding future right of way.
