1. Please amend master plan to demonstrate the approved address identification and the location for each of the storage buildings to match the plans; TC-COM-0225-00262/Bldg A, TC-COM-0225-00264/Bldg B, TC-COM-0225-00265/Bldg C & TC-COM-0225-00266/Bldg D . The address identification shall be legible and placed in a position that is visible from the street or road fronting the property. Address identification characters shall contrast with their background. Address numbers shall be Arabic numbers or alphabetical letters. Numbers shall not be spelled out. Each character shall be a minimum of 4 inches high with a minimum stroke width of 1/2 inch . Where required by the fire code official, address identification shall be provided in additional approved locations to facilitate emergency response. IBC 502.1

This site is zoned C-2 (UDC Section 4.7.21). “Personal Storage” is a permitted use in this zone subject to use-specific standards 4.9.10.C.3 & .6.

1. (Comment) Per Unified Development Code (UDC) Section 6.4.5.2.B, “For nonresidential and multifamily development abutting a Local Street : the minimum required street perimeter yard is 20 feet, as measured from the street property line.

E Douglas St is a local street. As such, the minimum required setback distance from “New Building C” to E Douglas St is 20ft. Only 10ft is shown.

Approval of the development package, TD-DEV-1124-00308, with this 10’ setback was an error. A revision to the development package either increasing the setback to the minimum 20’, or requesting a reduction of the setback through a Design Development Option (DDO) application, will be required before the associated building permits can be approved by Site Zoning.

2. If you choose to pursue requesting a modification, please reach out to Georgia Pennington at georgia.pennington@tucsonaz.gov or 520-837-6311 to discuss the request, request more information about the DDO process, and initiate an application. A DDO may take 6-8 for completion since it includes a two-week public mailing and comment period to neighbors within 100’ of the property, as well as a two-week appeal period after approval (if it is given).

3. Please email fernando.garcia2@tucsonaz.gov on submission of any revision to the development package to reduce review times and expedite processing.

4. Future comments on the DP may be forthcoming upon resubmission of revised plans.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revision to development package (DP) TD-DEV-1124-00308, increase of the setback to E Douglas St (or an approved reduction), and resubmission of the construction permit plans to match the approved revision to the DP.
