Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: CONDITIONALLY APPROVED no structural changes have been submitted as part of this submittal BUILDING REVIEW COMMENTS: DENIED 1. Update the architects stamp on the drawings, it has expired. 2. Provide a square foot calculation for the total area of the tenant space to be remodeled as part of this submittal. 3. The new layout does not provide for an enclosed lobby for the elevators on the first floor, they are open to the floor. Elevator hoistway door openings shall be protected where the elevator connects more than three stories. 3006.2. The hoistway door opening shall be protected by one of the means as required in Section 3006.3. Indicate which means of protection will be used on this floor. Please be advised that at least one means of egress is to be provided for enclosed elevator lobbies per 2018 IBC 3006.4. 4. Provide an exiting plan for both floors on the drawings that indicates the travel distances and rated enclosures for both floors. The calculations shall include the distances required to go around the proposed office cubicles and any other semi-permanent furniture. Show the location of the exit lights and emergency lighting/ wall packs on the plans as well. 2018 IBC 1017.2. 5. Clarify if the new open office cubicles will be installed under a separate permit or if the electrical connections and layouts will be part of this submittal. If they are to be included, provide a layout including dimensions of the width of the main aisles. 6. Indicate the required fire wall ratings on the drawings such as the stair enclosures and common areas. 2018 IBC 707.3. Note on the drawings that any openings, existing or new within the fire rated barrier will be filled to match or exceed the fire rating of the wall. 2018 IBC 714. 7. It is unknow if the new plumbing work indicated is to be installed in any fire rated walls. It appears that the new plumbing is being installed in the wall of a shaft or storage area on the first floor, and in a common corridor wall on the second floor. Provide notes on any required protection for the plumbing and gray boxes on these walls if these are indeed rated walls. 8. Note on the finish schedule that all interior finishes will be in accordance with 2018 IBC 803.1. MECHANICAL REVIEW COMMENTS: DENIED 1. Clarify if there was a separate system such as an overall building HVAC system providing conditioned air to the existing elevator lobby on the first floor suite 4500 that is being removed or if this area is currently fed from the tenant space unit. If there is an existing building system that will need to be removed, note this on the demolition plans. ELECTRICAL REVIEW COMMENTS DENIED 1. Provide an interior lighting COMcheck or other approved methodology for the project for the new proposed lighting that is in compliance with the 2018 IECC. 2. Indicate the location of the electrical panels on the drawings. The plans indicate power from three panels, L4C, H4C and L3C-2. 3. Provide a panel schedule for L3C-2 on other drawings. The second floor power plan indicates the power will be supplied from this location. 4. Indicate the circuits for the new can lighting to be installed on the first floor outside of the elevators. If this is being tied to an exiting building panel indicate that as well. 5. There is not data or low voltage indicated on the drawings, only the IT room. Clarify that all data and low voltage will be installed as a separate permit or indicate it on the drawings. 6. Indicate the location of the occupancy sensors for the lighting on the drawings. 2018 IECC C405.2.1. 7. Indicate all exit lighting and EM lighting/ wall pack locations on the plans, only the exit signs are indicated on the second floor plan. Coordinate with the exiting plan (see building comment 4). 8. Provide new or show existing exit sign on second floor for door 215A outside of the training area if this is an exit door. Provide night lighting in this area. 9. Clarify or update the electrical symbols to indicate which light fixtures will be provided with “night lighting”. The symbols indicate a darkened cross hatch however the plans indicate these differently. PLUMBING REVIEW COMMENTS: DENIED 1. Indicate the location of the existing drinking fountains on the floor plans or show where the point of use water cooler or dispenser will be located. 2018 IPC 410.1 amendment. 2. Plumbing fixture schedule on sheet P2 indicates only one of each P-1 and P-2 are being installed however it is one on each floor so two of each should be included in the count. Revise accordingly. 3. Indicate on the drawings that the new kitchen faucets shall not exceed 2.5 gallons a minute in accordance with the City of Tucson Ordinance 7178.
