Information) / Building Statistics / Mixed Occupancy: Revise to indicate if the mixed occupancies are “separated mixed occupancies” or “non-separated mixed occupancies”. (2018 IBC Sec. 508.1, 508.4, & 508.5) 2. Sheet G1.0 (Cover Sheet, Drawing Index, & Misc. Information) / Building Statistics / Mixed Occupancy: Revise to indicate all Accessory Occupancies, per 2018 IBC Sec. 508.2. 3. Sheet G1.0 (Cover Sheet, Drawing Index, & Misc. Information) / Building Statistics / Mixed Occupancy: Revise to indicate all Incidental Uses and their method of protection, per 2018 IBC Sec. 509.1, 509.4, and Table 509. 4. Sheet G1.0 (Cover Sheet, Drawing Index, & Misc. Information) / Building Statistics / Existing Building Area: Revise to provide the actual area calculations, per 2018 IBC Sec. 506.2.2. 5. Sheet G1.0 (Cover Sheet, Drawing Index, & Misc. Information) / Means of Egress: Revise to indicate Total Design Occupant Load, per Sheet G1.2 (Life Safety Plan). 6. Sheet G1.0 (Cover Sheet, Drawing Index, & Misc. Information) / Means of Egress / Travel Distances: Revise to indicate the Common Path of Egress Travel Distance (2018 IBC Sec. 1006.2.1 & Table 1006.2.1) and the Exit Access Travel Distance (2018 IBC Sec. 1017.2 & Table 1017.2). 7. Sheet G1.2 (Life Safety Plan) / General: Occupant load calculations are based on the application of occupant load factors, which establish occupant density levels based on how the occupant functions or relates to the space. The occupant load factor from 2018 IBC Table 1004.5 should not be conflated with Occupancy Types, as codified by 2018 IBC Sec. 302.1. Please revise to provide a table breaking providing the following: ◦ Provide a column to the indicate each room / area name and/or number ◦ Provide a column with each area (square footage) of the room / area being calculated ◦ Provide a column with the Occupant Load Factor used from 2018 IBC Table 1004.5 ◦ The Design Occupant Load as established using 2018 IBC Table 1004.5 for each room / area ◦ The Total Design Occupant Load of the entire building Note: As an example, the office would use an occupant load factor of 1:150-sf or treated as a concentrated occupant load, per 2018 IBC Sec. 1004.8. The Conference Room and Training Room would use an occupant load factor of 1:15-sf for unconcentrated assembly with non-fixed seating and table. The Showroom floor, which resembles a mercantile display floor with automobiles on display, with public access. Would use an occupant load factor of 1:60-sf. (2018 IBC Sec. 1004.5 and Table 1004.5) 8. Sheet G1.2 (Life Safety Plan) / General: Using the Total Design Occupant Load, which has been recalculated to demonstrate compliance with 2018 IBC Sec. 1004. Please provide a table showing the Required Plumbing Fixtures versus the Provided Plumbing Fixtures. (2018 IBC Sec. 2902.1 & Table 2902.1) 9. Sheet G1.2 (Life Safety Plan) / 3/G1.2 (Life Safety Plan – Sales/Presentation/Service): The Life Safety Plan (3/G1.2) show a line between the Breakroom and the Training Room, with the path of travel passing through this line. Please clarify this separation and indicate how the opening between these spaces comply with 2018 IBC Sec. 1010.1.2 and 1010.1.2.1. A side hinge door should be provided in this possible accordion wall, which swings in the direction of travel. MECHANICAL REVIEW COMMENTS: CONDITIONALLY APPROVED Approved/subject to field approva ELECTRICAL REVIEW COMMENTS DENIED E1.0 SALES BUILDING LIGHTING PLAN: Could not locate Keyed Note #2. E1.1 SALES BUILDING POWER PLAN: Need to provide disconnect for new transformer in IT room. No information on Keyed Notes #23 and 24. Could not locate Keyed Note #6. E1.2 SALES BUILDING SYSTEMS PLAN: Could not locate Keyed Notes 19 and 20. E2.0 ELECTRICA INTERIOR ELEVATIONS: Need to provide disconnect on primary of new transformer per NEC 450.14.
