Provide a complete plan set. Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: DENIED 1. Provide Geotechnical Report for the proposed building per International Building Code 2018, Section 1803.1. 2. Balcony guards are to be designed for the loads provided in IBC 2018 Section 1607.8.1. Verify and submit response. 3. Structural steel, components and fasteners that are exposed are to be protected against corrosion in accordance with AISC 360 Section B.13 as indicated in IBC 2018 Section 2203.1. 4. Designer is to coordinate venting and drainage hole requirements for HSS tube members that are galvanized using the hot-dip galvanizing process. Provide for plugs as needed. AWS D-19.0 calls for welds on galvanized steel to be free of zinc. Field welds on galvanized parts requires the removal of the zinc coating in the area of weld. Provide zinc paint (approved by the galvanizer) and apply as required to the weld and steel area to provide protection. 5. Provide galvanized bolts on the exposed framing connections. BUILDING REVIEW COMMENTS: DENIED 1. Sheet T1: Building C exceeds the maximum allowable area for an R-2 occupancy of Type V-B construction sprinklered with an 13R system. Provide a structure that is in accordance with Table 506.2. 2. Sheet T1: The occupant load calculations are incomplete. Provide a space by space occupant load for each building type. The notes indicate the presence of an A-3 use space that is not included in the calculations. Provide a complete and thorough occupant load for each building type in accordance with Section 1004.3 and Table 1004.5. 3. Sheet T1: Note 2 indicates the presence of an A-3 use space. However, it has not been included in the building area calculations. It indicates hat non-separated mix use is being used and A-3 is the most restrictive, however, the building is not compliant with A-3 restrictions. Provide clarification of the mix use strategy being used and provide evidence of compliance with Section 508. Include this area in the building area and occupant load calculations. 4. Sheet T-2: The cover page indicates the presence of an A-3 use. However, it is not indicated on the egress plans. Provide the egress plans for the first floor, especially the location of the A-3 use space. 5. Sheet D2: The handrails at the top of the stairs do not return as required. Provide handrails in accordance with Section 1014.6. 6. Sheet D3: The fire wall detail is indicated as rated for two hours, however, it's indicated as a 1 hour rating in the wall detail information box. Correlate the proper wall detail or information. 7. Sheet D3: Correlate the wall details on this page with the location of the details on the floor plans to ensure the units are properly separated as required in accordance with Section 420.2. It is unclear what walls are rated vs non rated. Indicate the location of all rated wall types. Wall type tags are preferred. MECHANICAL REVIEW COMMENTS: DENIED 1. Please clarify that the 4" dryer duct, and outside air duct to the return of furnace, are not routed through the fire rated floor ceiling assembly but are contained in the cavity of the wall and all the way to the roof (IMC2018,106.3.1) 2. Kitchen EF-6 shall exhaust 100cfm, it is not continuous because it has a on/off switch (IMC2018,403.3.1.1) sheet M2-1 ELECTRICAL REVIEW COMMENTS Conditionally Approved E1.1: Could not locate Key Note #6 PLUMBING REVIEW COMMENTS: DENIED First Plumbing Review: 1). Plan page P3.1 Riser (#3) needs to show the P5 washers individually connecting to the waste stack vent. -IPC 706.3, 901.2.1 2). Add note to plan page P4.2 " Plumbing fixtures to be compliant with IPC 303 & 402.1" 3). Add piping material specs for sanitary, water , storm to plan page P4,2 -IPC 605,702, 1102 4). Plan page P2.2 shows 1" water service supplying 2" Bldg water main? -IPC 603.1 5).
